Viewpoint, a planned community in Prescott Valley, is known for its communal vibe and good communication between neighbors. "People go on walks, and they talk to each other; they wave," says Bryan Turner, a Realtor with Coldwell Banker and former Viewpoint resident. "If someone sees something out of the ordinary, they tell their neighbor. When I lived there, a bobcat jumped into my backyard, and my neighbor gave me a call to let me know."

Narrow sidewalks on one side of the street run throughout the area. Even though lawns tend to be made of mulch or gravel, most houses have trees, bushes or shrubs. Houses are typically new traditional, ranch, and Mediterranean style with quarter-acre lots. "Most of the homes were built by small manufacturers, people who only build 10 to 12 homes a year," says Turner. "So, they're fairly well-built. They don't do cookie-cutter houses and churn them out quickly." Homes in Viewpoint range in price from $400,000 to $690,000. The neighborhood has a Homeowners Association as well. "The HOA makes sure people comply with certain rules. And it's only $110 or $112 per year," says Turner. Homebuyers should know that Viewpoint scores a 2 out of 10 on the CAP Crime Index, lower than the national average of 4. The area also has a 5 out of 10 for major fire factor risk, according to First Street.

Schools near Viewpoint

The area is served by the Humboldt Unified School District, which has a B rating on Niche. Coyote Springs Elementary School has a B rating and Pronghorn Ridge Middle School is not rated on Niche. Bradshaw Mountain High School has a B rating and is rated No. 5 in Yavapai County by Niche. There are a variety of after-school activities for students, like board game club, theatrical troupe, and Science Olympiad.

Getting around Prescott Valley

Routes 89 and 69 are the primary routes in and out of town, and having a car is necessary to get around the area. Both roads are accessible via U.S. Route 89A, which runs along the south side of the neighborhood. The Prescott Regional Airport is around 9 miles away, while the Dignity Health Yavapai Regional Medical Center is about 6 miles away.

Shops, restaurants and a movie theater near Viewpoint

Nearby eateries like A&W Restaurant and Maya Mexican Food To Go are 1.5 miles away, which is convenient for a quick bite. For more dining and shopping, Prescott Valley Town Center, about 6 miles south, is home to fast-casual restaurants like Chili's and Buffalo Wild Wings. The town center also has a movie theater and local spots like Rosa's Pizzeria and the western-themed Colt's Grill, BBQ & Spirits. Retailers like Kohl's, Boot Barn and Queen Esther's Closet are also in the shopping area. Walmart Supercenter is the closest grocery store, about 5 miles away.

Convenient Prescott Valley parks for outdoor recreation

Located in the heart of the neighborhood, Viewpoint Park offers a place for the neighborhood to gather. During the winter months, it's a popular sledding destination, and during the rest of the year, the flat section of its greenspace is used for soccer games. The park also has a basketball court and playground. Park Collective, which is near the Prescott Valley Town Center, is an indoor park. The space has jungle gyms and other equipment for kids to play on, as well as a coffee shop for parents and guardians. Mingus Mountain is about 17 miles away and has hiking and biking trails and hang-gliding launch sites.

Findlay Toyota Center hosts a variety of events in Prescott Valley, such as basketball games, live music and stand-up.
