Within a stone’s throw of one of the best hospitality schools in the world is Upper South Providence, a residential area of early 1900s homes. Renters, college kids and owner-occupants live in this Providence neighborhood, which benefits from its location near major highways and the Providence River. “It’s mostly single-family homes and since it’s closer to Johnson & Wales University, it has a younger crowd,” says Rhode Island Realtor Albert Hajdaraj. “It’s the college scene.” Single- and multifamily homes sit right next to each other on tiny lots of land behind cracked sidewalks. Chain-link and wooden fences protect properties here, and many front lawns have flowers or overgrown bushes. Colonials from the 1980s can cost $430,000, townhouses can go for $240,000, multifamily homes can cost $450,000 and lofts in a converted 1900s mill building can go for $635,000. Nearby Johnson & Wales University has about 4,500 students at its Providence campus. JWU is known for its hospitality program, named one of the best in the world by CEOWORLD Magazine.
Some of the world’s finest costume jewelry came from the Upper South Providence area. The neighborhood abuts the Jewelry District, a nationally registered historic area where companies pioneered the design and manufacturing of costume jewelry in the U.S. Manufacturing buildings for costume jewelry makers like Coro and Little Nemo still stand today. The Jewelry District hugs the Providence River, which turns into Narragansett Bay as it goes south. Neighbors launch boats into the river from trailers at Collier Point Park, also a popular spot for paddling. Non-boaters can visit the small waterside park and enjoy a picnic lunch as boats float nearby. Daredevils will love Rock Spot Climbing, an indoor rock-climbing gym with plenty of space for bouldering.
An advantage of Upper South Providence is its central location. It’s next to Interstates 95 and 195, plus U.S. Route 1, making it a convenient spot for commuters. It has several major medical centers, including Rhode Island Hospital, Women & Infants Hospital and Hasbro Children’s Hospital. Locals can cross Broad Street and be in Federal Hill, a Providence neighborhood known for its abundance of Italian restaurants. Neighbors love Julian’s, an eclectic eatery with a hefty beer list and superhero figurines. They get their bikes fixed at Dash Bicycle and stop next door at the Nitro Bar for a coffee afterward. “You can walk to Nick’s on Broadway, which is a breakfast spot that’s really good,” says Hajdaraj. Ogie’s Trailer Park, welcoming visitors with its pop art sign, serves burgers and craft cocktails in a kitschy setting.
For some snacks or a bag of chips, neighbors stop by Deli Pine Food Market, a local convenience store. Fresh fruits and vegetables, plus prepared foods like sushi and vegetable lasagna, can be purchased at Urban Greens Co-op Market, located 1 mile away. Trader Joe’s is also 1 mile away across the Providence River via the Point Street Bridge. For places that are not walkable, public transportation is available via bus through the Rhode Island Public Transit Authority. The Providence public school system has about 22,000 students and a student-teacher ratio of 14 to 1. Most seats at Providence elementary schools hold spots for kids living in nearby neighborhoods, but families living in other parts of town can try for a different school if they want. Close to Upper South Providence are Robert L. Bailey IV Elementary School, West Broadway Middle School and Central High School, all rated C-minus by Niche. Central High School has a student-teacher ratio of 15 to 1.
