The Joaquin neighborhood in Provo is filled with the ebbs and flows of college life with stunning mountain views serving as the everyday backdrop. Adjacent to Brigham Young University, residents can easily walk to their favorite spots along North University Avenue and enjoy the access and amenities that come with a campus next door. Proximity to Utah Lake and Wasatch Mountains means hiking, skiing or fishing is never far either. “Joaquin is a great area for people focused on things like family-friendly amenities, proximity to the church and to higher education,” says Denise Martin, a Realtor with Realtypath and longtime resident of Provo. “The location allows them access to those things just about better than anywhere else in the area.”

BYU students walk or bike to classes and all residents of Joaquin are privy to some of the most exciting places to shop, eat and explore in Provo. North University Avenue features national favorites like Chipotle and Einstein’s Bagel, while downtown is home to The Social – a relatively new community hot spot renowned for its eclectic menu and innovative mocktails. Black Sheep Café serves up contemporary Southwestern Native American cuisine. Those looking to spend an evening enjoying local music can head to ABG’s, one of Provo’s only “proper” bars that also serves as a headquarters for the area’s music and art scene. The nearby Provo Towne Center has more than 100 shops and University Place Mall in nearby Orem offers over 150. Locals can stay within the downtown area for more unique retail options, such as the vintage spot Thrifthood. The Bicycle Collective – a nonprofit focused on providing reliable transportation for those in need – features refurbished bikes and provides maintenance services. Smith’s is the go-to spot for restocking groceries. Many establishments in the city are closed on Sundays.

During warmer months, locals and visitors alike head to the many trails of the Wasatch Mountains, which wind through wildflowers and offer panoramic views of the city below. The Provo Parkway Trail extends from Utah Lake State Park to Provo Canyon, with the Provo River providing a scenic backdrop for hikers. Sundance Ski Resorts are just 15 miles away from the neighborhood, making it easy for residents to hit the snow-capped slopes during the winter. Memorial Park, Harmon Park and Joaquin Park all offer walking trails and spaces for kids to play, while softball players can take advantage of the many fields available at the nearby Provo Recreation Center. The Provo City Library is located within Joaquin and regularly puts on community events. The Provo City Center Temple sits just outside the neighborhood and serves as a gathering place for members of The Church of Jesus Christ of Latter-day Saints.

Plenty of student-friendly housing and single-family homes alike
Proximity to BYU means that Joaquin features plenty of condominiums, townhouses, and multi-family units such as duplexes. With such a high density of college students, Joaquin’s population is constantly in flux. These typically range in price from $275,000 to $350,000. Single-family options consist of bungalows and ranch styles, often situated on modest lots with small, fenced yards. Prices for these range from $450,000 to $575,000. “It’s a great place to invest in,” says Scott Steele, Realtor with Signature Real Estate and host of the Living in Utah YouTube channel. “Even more than some of the other neighborhoods nearby, you see a lot of parents buy a home for their kids while they attend BYU and then rent them out to new students once their kids graduate.”

Timpview High scores top marks both academically and athletically
The Provo City School District serves the neighborhood. Provo Peaks School – an elementary school serving kindergarten through sixth grade, earns a B-minus from Niche. From there, students can move on to B-rated Centennial Middle School before finishing up at A-minus-rated Timpview High School. Timpview High, parts of which are being renovated, is known for its success both in athletics, where it has produced more than a dozen professional football players, and in the classroom where in 2024 a student was named one of 161 U.S. Presidential Scholars.

With so many students in the area parking is tight in the neighborhood. Those without a vehicle can walk or bike to Joaquin or Provo Central Station and take advantage of the Utah Valley Express, a bus service that features stops all over the city. The Amtrak and FrontRunner passenger trains are also right outside the neighborhood, with the latter featuring stops all the way up to Salt Lake City. The Utah Valley Regional Medical Center is less than two miles away, while the Provo Airport – which offers domestic flights – sits under five. Interstate 15 provides straightforward access to Salt Lake City for commuting via car.
