Former Pueblo airport turned convenient suburbia
Before the 1950s, Sunset was Pueblo’s catch-all area, housing dairy farms, parts of the Colorado State Fairgrounds and even an airport. As the city’s population grew, more houses were built, and by the end of the 1950s all those assets and amenities were gone. The airport became single-family homes, and the dairy farms became shopping plazas filled with local restaurants and big box retailers. The neighborhood still resembles 1950s-style suburbia, with walkable streets leading to schools and parks. “It’s a Southside neighborhood, where folks tend to stay long term,” says Barb Ferrero, broker/associate at RE/MAX of Pueblo and city native. “It’s close to shopping. They’re close to schools, and there are lots of grocery stores.”

Local restaurants and big box retailers close by
Northern Avenue has a collection of local restaurants, big box retailers and shopping plazas on the south side of the neighborhood. Folks can begin their mornings with lattes and breakfast sandwiches from Solar Roast Coffee. Nearby, the casual Pass Key restaurant has been a city favorite for its hot and cold sandwiches for more than 50 years. Retail center Sunset Plaza has a collection of shops like the Pueblo Trading Post and grocer Safeway, and further west on Northern Avenue is a Walmart Supercenter. The Regency Plaza shopping center near Walmart has tenants like Ross Dress for Less and a few local restaurants and dining chains. The Sunset Inn and Grill is a Pueblo staple for its casual, friendly atmosphere, wooden bar and take on the city's beloved slopper. Sonora’s Meat Market & Restaurant is a Mexican grocery store serving traditional dishes and selling imported products.

Buyers will notice a few themes associated with the Sunset area. One is that the streets form circles instead of grids. The street names are also named after notable colleges and universities -- Dartmouth Avenue, Fordham Circle and so on. The neighborhood has a suburban feel, and the homes are close together. These homes from the 50s and 60s have moderately sized front yards alongside paved driveways with garages. Midcentury Moderns and bi-levels are the most common styles. South of 157-acre City Park
Lea Gonzales Park is an 8-acre park in the neighborhood with a designated soccer field and baseball field. North of the neighborhood is City Park, Pueblo’s most well-known community green space. Kids can relax in the playground area or cool off in the swimming pool, and play competitive games on the tennis courts and softball fields. Dogs run around at the dog park, and golfers tee up for rounds of 18 at the Elmwood Golf Course. City Park is also connected to various hiking and biking trails.

Walkable to all three local Pueblo schools
Sunset Park Elementary is where students start their education. The kindergarten through fifth grade school earns a C from Niche. Kids attend the Pueblo Academy of Arts, rated C-minus, for middle school. Both of these schools are right in the neighborhood, and some residents can walk. Depending on a student’s address, they will attend either Pueblo Central High School or Pueblo South High School. Most will attend South High, which earns a C-plus on Niche. The school’s career education program offers courses in multimedia, criminal justice and business. South is also a short walk away for neighbors living closer to Northern Avenue.

Walkable to Colorado State Fair
Across Prairie Avenue from Sunset are the Colorado State Fairgrounds, home to the Colorado State Fair. The ten-day event draws hundreds of thousands to its grounds for rides, concerts, food and other attractions. “The Colorado State Fair has been around for over 100 years,” Ferrero says. “Residents can walk there as well; many just leave their cars in their driveways and walk.” The fair includes competitions in things like livestock and craft beer. Cheers, screams and possibly a cannon can be heard during high school football season at Dutch Clark Stadium, 3 miles away. The Cannon Game is an anticipated annual match between South High School and East High School. The schools battled out for the Civil War-era cannon, where the winner decorates it in school colors, either gold (East) or black (South).

Easy transportation through major highways and Pueblo Transit
Transportation around Sunset is rather convenient. Several Pueblo Transit bus stops are stationed along the area’s four main roadways, and Highways 96 and 45 encompass the neighborhood’s north and west sides. Drivers are only a 4 mile drive to downtown Pueblo. Both roadways travel through most of Pueblo and eventually lead to Interstate 25. Interstate 25 travels north to south through the mountain region reaching Colorado Springs in 48 miles.
Highways 78 and 45 encompass the Sunset neighborhood’s south and west sides.
