Just east of downtown Punta Gorda with an eclectic mix of homes
Less than 5 miles east of downtown Punta Gorda, Cleveland is a rural area along the Peace River where homebuyers can find properties on the water and acreage. "You really can kick back and just soak in some peace and quiet. Many homes overlook the river, which is just beautiful," says Janet Minerich, a Realtor with Re/Max Harbor Realty who's sold homes in Punta Gorda for 5 years. Minerich is a native Floridian who used to live on Riverside Drive in Cleveland. She tended to a blueberry farm on her land and enjoyed living a country lifestyle. If a home isn't squarely inland or right by the river in Cleveland, it may back up to a deep canal where manatees and dolphins swim. On the weekends, locals can navigate their boats to the bars and restaurants in downtown Punta Gorda or stay home and visit the local botanical gardens. And while the river is always there, locals can also get to the beaches in Manasota Key within 30 miles and an hour's drive.

Peace River opens to Charlotte Harbor for days on the water
Peace River Botanical & Sculpture Gardens invites locals to explore diverse ecosystems—from marshlands to wetlands to tidal basins—right along the Peace River in Cleveland. "It's an awesome outing. I love checking out the Florida plants, trees, and the great riverfront view," Minerich says. The gardens also host a number of modern sculptures, as the name implies. Peace River opens to Charlotte Harbor, creating opportunities for long boat rides and fishing trips with friends. If they don't live on the water, residents can launch their boats from the Darst Park Boat ramp, which is in Cleveland and free to use. And if they don't have a private dock out their front door, locals can store their boats in their driveways or at a local marina. Punta Gorda Marina and the marina at Laishley Park are in downtown Punta Gorda. A trail connects Laishley Park and other waterside parks, including Gilchrist Park, known for its pirate-themed playground, in the downtown area.

Cleveland's subdivisions are anchored by Duncan Road
Cleveland is a sparsely populated area connected by the long stretch of Duncan Road. Subdivisions are typically spacious and surrounded by tropical foliage, though a few are gridded, leading to smaller lot sizes. Homebuyers will find mobile homes, pastel cottages and elegant estates by the river here. Manufactured and priced from $33,000 to $275,000 depending on if they are in a senior community or back up to canals. Inland single-family homes range from the high $100,000s to the mid $200,000s, depending on square footage. Homes in the gated section of Calusa Creek range from the high $300,000s to the mid $400,000s. Custom-built homes are common on Cleveland's waterfront side, ranging from $1 million to $2 million. "Riverside Drive specifically has got some multi-acreage, very expensive homes. They are all on the Peace River," Minerich says. However, a new community called Creekside Run At Babcock Ranch is in the works and will bring modest neo-traditional homes ranging from the mid $300,000s to around $600,000s to this area, just off that coveted road.

The last major hurricane to hit Punta Gorda was in 2022
Tropical storms are common in Florida, and Minerich says homes along the Peace River are the most susceptible to flooding. "I lived there during Hurricane Charlie, so I was there in 2004. We did have some flooding then," she says. Many properties have hurricane shutters and durable tin roofs. The last major hurricane to hit was Ian in 2022.
