Stretching along the Indian River, Harbour Heights is known for its affordable waterfront properties and canal side homes. Properties here trace back to the 1960s, giving the area an 'old Florida' vibe, unlike newer neighborhoods, like Deep River, next door. "Old Florida has a much more casual, laid-back feeling, whereas new Florida has a very manicured, controlled feeling. If you remember coming down here when you were a kid and you want that [old Florida] feeling, that's more Harbour Heights," says Adrienne Andreae, a Realtor born and raised in Punta Gorda who works for Allison James Estates & Homes. If someone is lucky enough to live by the water, they’ll have to watch for gaters in their yard, but they can step out their door, hop in a boat and steer downtown for waterside dining and live music on the weekends. There’s also a public boat ramp at the community's park, creating equal opportunities here.

There's a public boat dock at Harbour Heights Park
The community boat ramp is at Harbour Heights Park, the only park in the neighborhood. Locals also head here to fish off the pier, play pickleball on the courts and barbecue for picnics by the water. The park's playground and basketball court create space for kids and teens to bond after school and on the weekends. A senior center at Harbor Heights Park offers free meals to anyone over 60 seven days a week. Golfers book tee time at the Deep Creek Golf Club, 2 miles northwest. Peace River Preserve is around the same distance away, filled with natural trails shaded by trees.

Harbour Heights has a reputation for being affordable
Rows of brushy trees fill the neighborhood's rectangular streets and surround homes on corner lots. An eclectic array of neo traditionals and ranch-styles — some with large forward-facing garages — settle on spacious lots. A frame roofs, arched windows, and pastel paint set them apart. Prices begin around the $200,000 to $500,000 range for established inland homes ranging from 1,400 to 2,000 square feet. New construction ranges from the low to high $300,000s. Harbour Heights is known for having some of the most affordable waterfront homes in the area. "If you go to Punta Gorda Isles and want to be on the water, it's multimillion," Andreae says. Some residences also back up to deep canals that flow into the Indian River. Waterside properties typically range from the $600,000s to just over $1 million, and homes often come with boat lifts and docks. Inland neighbors who don't have that luxury can store their boats in their driveways. Unlike Deep Creek, this is not a deed-restricted, Homeowners Association-run community. Harbour Heights is in a flood zone, and insurance is required. The last severe storm was in 2002, when Hurricane Ian ripped through, blowing the roofs off some homes. "It hit Port Charlotte, Punta Gorda and Harbor Heights dead on," says Dan Hile, a local Realtor with Coldwell Banker Residential Brokerage who's sold here for six years.

Waterside dining within 8 miles
The closest spot to grab lunch or coffee is in Deep Creek, 2 miles away. JB's Corner Cafe serves everything from homemade cinnamon buns to roast beef sandwiches and iced matcha lattes. Ks Family Pizzeria & Restaurant specializes in old-world classics, from eggplant parmesan to baked ziti and, of course, pizza. Both upscale and casual waterside dining are within 8 miles, including the new Sun Seekers Resort. "It's got nine restaurants in it and bars. It's a cool place. I've had people wanting to move near there just because of Sun Seeker," Hile says. Docking and dining happen at Fishermen's Village, where there's also a local marina and a selection of boutiques. Locals dine on grouper baskets and fried conch at Harpoon Harry's, and peruse the clothing at Nichole's Collections. Winn Dixie is the nearest grocery store, 7 miles west. Major retailers, including Target, are 12 miles away in Port Charlotte.
Live music in Fishermen's Village
“Visani Italian Steakhouse is close by. It’s a comedy theater and we get big name comedians,” Andreae says. Restaurants in Fisherman’s Village hosts live music during the week and on the weekends. In May, the Hibiscus Festival hosts live music and vendors selling potted varieties of the rest, blossoming flower. The event is currently in its 20th season.

Charlotte High School
Charlotte High School was founded in the 1920s
Students attend Deep Creek Elementary, Punta Gorda Middle School and Charlotte High School within Charlotte County Public Schools. But the elementary and middle schools earn A minus ratings on Niche while the middle school scores a B. Established in the 1920s, Charlotte High was the first high school in Charlotte County and the only one for many years. Its central building is on the National Register of Historic Places.
Broadpoint Road connects to I-75
