The Villages at Queen Creek is central, and has its own fun

The Villages at Queen Creek is an established master-planned community built around a golf course in a rapidly evolving part of Arizona. "The Southeast Valley is considered the new Scottsdale, but family-based," says Realtor Susan Bermudez of LPT Realty, LLC, who has lived in nearby Gilbert since 1999 and owns SB Property Team. She adds that money is pouring into the town of Queen Creek, giving it the same upscale appeal while adding a slew of developments surrounding shopping, entertainment and recreation with a huge emphasis on sports. The Villages at Queen Creek is a bubble in the middle of all the action with its own built-in activities and highly rated schools.

Schools here get solid ratings, and one is relatively new

Students get their start through the Queen Creek Unified School District. Frances Brandon Pickett Elementary School is in the community and receives an A rating on Niche. The school has a range of clubs, including coding and running. It also offers an Enhanced Learning program for gifted students. Newell Barney Junior High School also scores an A rating. Crimson High School opened in 2022 and is not yet rated by Niche.

The community is built near recreation

Neighborhood amenities include a pool, spa, tennis and pickleball courts, and playgrounds. Las Colinas Golf Club is the centerpiece, with a championship course that's open to the public. The Queen Creek Wash trail is adjacent to the villages and offers a place to run, bike and ride horseback for 11 miles. Several large parks and recreational hubs are within 8 miles, each prioritizing sports through various fields and courts, and two have fishing lakes. One of the newest additions is Frontier Family Park, spanning 85 acres. Arizona Athletic Grounds is another testament to Queen Creek's love of the game, as the over 280-acre complex devotes space to 11 different types of sports. San Tan Mountain Regional Park has 23 miles of trails.

Queen Creek keeps people entertained

Queen Creek Performing Arts Center hosts family-friendly live theater, including The Spongebob Musical: Youth Edition. Schnepf Farms has a petting zoo and opens an ice-skating rink in the winter. Pecan Lake Entertainment is known for its massive rope course but offers a broad mix of fun. "There's little go-karts out there and huge outdoor TVs," Bermudez says. "Not to mention, it's next door is Fat Cats." Fat Cats is a place to bowl, catch a flick and head to the arcade. All of these local attractions are within 5 miles of the villages.

Gourmet food, casual eats and national retailers are nearby

Social Birdie opened at Las Colinas Golf Club in 2024. The eatery serves brunch, lunch and dinner curated by an executive chef with over 20 years of experience. Bistro Queen Creek and Serrano's Mexican Food Restaurants are other, more casual spots to grab a bite in the community. Queen Creek Olive Mill, less than 4 miles away, is a popular spot to sip wine and dine on Mediterranean cuisine made with homemade olive oil. Between Queen Creek Marketplace, Cornerstone at Queen Creek and San Tan Village, locals can find more restaurants and popular retailers such as Target, Apple, Sam’s Club and Trader Joe's. The first two are about a 3-mile drive, while San Tan Village is around 12 miles away. Fry's Marketplace and Safeway are within 6 miles.

Homes surround the golf course, and crime scores are low

"The villages," as Bermudez calls the community, has Southwestern-style homes with a median build year of 2004. Multiple builders led to variations among property styles, even if they are tract homes. Prices typically range from around $338,000 to about $720,000, but some homes with a solid golf course location enter the $800,000s. The manicured curb appeal is typical of a homeowners association-run community. Lots are spacious, and the golf courses' gently rolling hills are dotted with cottonwood trees. The CAP Index Crime Score here is 2 out of 10 versus the national average of 4.

Near several highways, traffic stalls and noise are a reality

The main thoroughfare is South Rittenhouse Road. Arizona State Route 24, which ties into Arizona 202, is roughly 8 miles from the community's core. Traffic can be severe to the point of standstills in Queen Creek. "The farthest south you want to be is in these villages. The moment you start traveling south of Ocotillo Road off Ellsworth Road, it becomes highly congested," Bermudez says. She adds that the sounds of airplanes flying overhead can be a reality here, as Mesa Gateway Airport is less than 10 miles away.
