Douglas Manor has views and history
Queens is one of the largest boroughs in New York, but Douglas Manor creates a place to escape the noise while staying close to all the action. This community offers residents waterfront living in historic homes without the Long Island taxes. “If you’re looking to make a place a real home, I think this can be it,” says Pattie Rifino, an associate broker at Daniel Gale Sotheby’s International Realty who has lived in the community for 27 years. “Something that you can put your own mark on and fix the house the way you like it, be able to walk to your neighbor’s house, to the water, to the school, to the train. You can do that all here. And I think that’s the beauty of it. You walk around this neighborhood and take a breath in, and say, ‘What a nice place! I love my neighborhood.’” Rifino also mentions that children who were raised in the neighborhood often find themselves moving back when it’s time to settle down. If the sunsets on Little Neck Bay don’t draw people in, the 30-minute trip to Manhattan via Douglaston Station will certainly make it hard to stay away.

Homes with timeless styles
Douglas Manor makes up the Douglaston Historic District. These homes are often from the early 1900s with Tudor, Arts and Crafts and Queen Anne-style designs. The area features under 600 homes, and inventory is usually low. Many include finished attics that create a third story with extra bedrooms — a change of pace from other options in Queens and Long Island alike. A four-bedroom property surrounded by trees and a large yard can land in the $995,000 to $2 million range, but Rifino says the average home typically sells for about $1.2 million. A restored waterfront home in Douglas Manor can sell for $2 million to almost $4 million. Residents who want to update their homes must go through the city’s Landmark Preservation Commission, and the process often requires hiring an architect. Security guards patrol the neighborhood overnight, and the Douglas Manor Association keeps the security company updated about events. The CAP Index gives the neighborhood a 1 out of 10 for crime, with 10 being the highest. The national average is 4.

Preserving history
The Cornelius Van Wyck House is a Dutch Colonial that was built in 1735. The house was handed down through generations and still stands with Little Neck Bay stretching out behind it. “You have a lot of history here,” Rifino says. “There are eight homes that were architecturally designed by one of the first female architects, Josephine Chapman.” Chapman was one of only a handful of women working as architects in the first half of the 20th century, and the eight homes she designed in Douglas Manor are the largest collection of her work anywhere in the world. The neighborhood relies on cesspools rather than the city sewage system, a decision locals made to protect its original cobblestone streets and large, well-established trees that go back generations.

Local bits in Douglaston or Little Neck
Those looking for groceries or a quick bite to eat don’t have to travel far. Food Bazaar and H Mart sit 2 miles away, while Jmart is less than a 2-mile drive. Planning to eat out for dinner means taking a drive off the peninsula to Douglaston or Little Neck. Sean Walsh, President of the Douglaston Civic Association, says, “Il Toscano is an excellent Italian place on par with anything you get in Queens. There’s also La Baraka, a great French Moroccan restaurant in Little Neck.” Most dining options line Northern Boulevard, and they offer a variety of options, like Chinese dishes from Little Dumpling to ethically sourced coffee from Bean & Bean Queens. Walsh also says Douglaston primarily offers restaurants for Douglas Manor residents, so many drive out to Roosevelt Field mall or Miracle Mile for shopping destinations like H&M, Macy’s and Neiman Marcus.
Il Toscano located near the Douglaston LIRR station offers both indoor and outdoor dining.
