Edgemere sits where Rockaway peninsula meets mainland Queens. The boardwalk connects it to more developed neighborhoods to the west, and new construction projects are bringing more housing, shopping and recreation options to take advantage of Edgemere’s Atlantic Oceanfront location. “It’s a quieter part of the Rockaways right now, but with Arverne East and Edgemere Commons, it’s slowly starting to draw more businesses,” says Fon Tongsomboon, a real estate agent who moved to the Rockaways in 2020. Current home prices here average $200,000 less than in adjacent neighborhoods, and according to the CAP index score, rates of violent crimes are higher in Edgemere than the national average. But Arverne East, a 116-acre mixed-use development from Beach 32nd to Beach 56th streets, has already started changing the face of the neighborhood, and the first of Edgemere Commons’ 11 mixed-use buildings will open at the end of 2024.

Prewar beach bungalows and modern townhouses
Most single- and multifamily homes in Edgemere are on the east side. On side streets, bungalows and national style homes share space with newer semi-detached townhouses. Beach 43rd and 44th streets, which head north into Jamaica Bay, have older and smaller houses, as well as some renovated homes and undeveloped lots. Single-family home prices range from $450,000 to $650,000, and multifamily homes can go up to $850,000, depending on size. “More and more people are drawn to this area because they can find affordable, undeveloped land closer to the water,” Tongsomboon says. “The Beach 90s streets are getting too expensive, and I’ve noticed an uptick of owners planning to build their dream houses here from scratch in the near future.”

Beach views and an educational garden
Edgemere residents have somewhat limited access to the Atlantic Ocean because of a fenced bird sanctuary, but the Arvern East Nature Preserve from Beach 44th to 56th streets maximizes the shore space. Arverne is also a short walk west for swimming and surfing. On the north side of Edgemere, Rockaway Community Park has a cricket field, and P.S. 105 in the middle of the neighborhood has a playground. Residents can also learn about growing plants at Garden by the Bay, a community garden on the north side.
Arverne East Nature Preserve is a 35-acre sanctuary in Edgemere.
The beaches in Edgemere allow dog walking along the beach and boardwalk in the off season.

Multiple elementary schools and a tech-focused high school
Local students in preschool through eighth grade can attend either P.S. 105, which has a C grade from Niche, or Goldie Maple Academy, which has a C-plus. In nearby Far Rockaway, the Queens High School for Information, Research & Technology has a B-plus grade and a noteworthy computer science curriculum.

A new community-focused eatery and nearby nightlife
Beach Channel Drive has a few restaurants in the middle of the neighborhood, and closer to the water, Rockaway Beach Boulevard has Beach Dunes Eats & Arts. This New American restaurant prioritizes seasonally fresh ingredients and has a training program for aspiring chefs. For groceries, Newway Supermarket is at the west end of Beach Channel Drive. For a night out, longtime Rockaway real estate agent Kelly Neinast says residents can walk next door to Arverne. “Arverne has some great spots. And in the summer, there are Rockaway’s famous boardwalk concessions.”

The Garden by the Bay is a community garden in Edgemere.
Christmas in the garden
In 2023, Garden by the Bay held their first annual Holidays in the Garden event for Edgemere residents to decorate cookies, make ornaments and have a Christmas tree lighting. Every March, residents can also go about 3 miles west to Rockaway Beach to catch the end of the Rockaways St. Patrick’s Day parade, which has been happening since 1975.
Easy commutes to Midtown and JFK Airport
The A train has three stops in Edgemere along Rockaway Freeway — a thoroughfare that runs along the beach — and connects to the AirTrain to go to JFK Airport just across Jamaica Bay. The QM17 express bus stops on Beach Channel Drive, the next road inland, and both the train and bus take about 1 hour to reach Manhattan.
The 44th St A train station is the closest to Edgemere.

Ongoing flood protections
The New York City Housing Preservation and Development office determined that homes in Edgemere are at risk of flooding. To help, HPD created Resilient Edgemere, a rezoning proposal to build coastal protection infrastructure, which was approved in 2022. According to Tongsomboon, these kinds of protections are underway throughout the Rockaways. “They built jetties to reinforce the dunes and they built concrete walls. If you come to Rockaway now, you’ll see the construction happening.”

The area is nice and quiet but there aren't that many relevant stores around. Also the beach smell could get quite annoying as well as it being noticeably colder once you're in the actual area. Despite those things, everything else about living in Far Rockaway is nice. The people are friendly and it's very spacious and not too busy.
