Technically a suburb of New York City, Neponsit feels like a small beach town. Bordered by the Atlantic Ocean to the south and Jamaica Bay to the north, life in this tiny community revolves around the seashore. The homes are well-maintained, lawns are green and manicured. It’s a place with flower-filled planters and swings on front porches, where the busiest activities on the streets are dog walking, parents pushing strollers and kids riding bikes. “Neponsit is a fabulous place. I’ve lived here for 20 years. It’s a comfortable, friendly neighborhood,” says Lisa Jackson, a real estate broker with Rockaway Properties. “The best things about living here are the access to the beach and R-1 zoning, which allows only detached, single-family residences.”

Single-families, modest and mansion-like
When Neponsit was developed in 1910, developers planned it as a year-round residential neighborhood. The streets are laid out in a grid fashion, and every street has sidewalks. All the homes have off-street parking; no street parking is permitted between May 15 and Sept. 30. The majority of homes in Neponsit were built before 1970. Various home styles include brick colonials, updated Cape Cods and bungalows. Prices start at about $1 million for a home several blocks off the beach to $3 million and higher for properties on the water. “When people see the neighborhood, they find the larger property sizes most appealing,” says Jackson.

A prime spot for seaside recreation
There are no parks in Neponsit, but Jacob Riis Park, a public beach with a restored Art Deco bathhouse and seasonal food vendors is directly to the west. In the summer, it hosts the Rockaway Beach Volleyball League. "There’s a tournament every Wednesday night throughout the summer. There are probably about 100 nets set up on the beach," says Carrington. The Fort Tilden Historic District borders Riis Park. The former military site faces The Atlantic and is home to athletic fields, hiking trails along the beach, a theater and arts center and an observation deck. An expanse of public beach serves as Neponsit’s southern border, but on-street parking restrictions during the summer limit the number of non-resident beachgoers. Aviator Sports, located just over the Marine Parkway Bridge at Floyd Bennett Field, offers robust programming and facilities that include a golf course, pool, ice rink and camps for kids.

Private and parochial options
PS/MS 114 Belle Harbor enrolls students from kindergarten to 8th grade. It has a 7/10 score from Great Schools, which credits the school for its strong leadership, collaborative teachers and engaged families. Rockaway Collegiate High School offers numerous Advanced Placement courses and receives a C-plus grade from Niche.
Students are the highest priority at Rockaway Collegiate High School.
The Belle Harbor School is where young minds are nurtured to reach their full potential.

Basics and dining in Belle Harbor and beyond
There are no shops or businesses in Neponsit, but the Belle Harbor neighborhood is less than two miles west, where you will find Belle Harbor Foods. The shelves are well-stocked with essentials, including fresh fruit and meats and an array of prepared foods. Harbor Light Pub in Rockaway Beach is a local favorite for brunch, comfort food and live music. Other options include Italian, Mexican, Chinese and American restaurants.

An annual holiday tradition
During the holiday season, Neponsit resident Joe Mure’s home transforms into the Little North Pole, an extravaganza of light displays and decorations. It’s festive and for a good cause–visitors can donate to a fund for juvenile diabetes research–but also draws significant crowds.
Best for car-owners
The neighborhood is auto-dependent. Subway services do not go to Neponsit, although the area is on New York City bus routes. The nearby Rockaway Park shuttle connects to the A train. Another option is the water taxi from Breezy Point in Rockaway Beach to Lower Manhattan.
Neponsit is accessible to the Rockaway ferry stop.
Neponsit is connected to the rest of NYC with help from MTA buses.

Important to know
The entire Rockaway peninsula falls in a flood zone. Neponsit suffered debilitating damage from Hurricane Sandy, and significant efforts to improve the area's resiliency include a raised concrete boardwalk with concrete pylons, iron baffle walls and sea grass plantings. "A lot of homeowners have opted to raise their homes–jack them up and pour a new foundation," says Carrington. "All new construction is now required to be built at a certain height, somewhere around 10 or 12 feet." Property owners with federally-backed mortgages on buildings identified in the high-risk areas on FEMA’s Flood Insurance Rate Maps are required to purchase flood insurance. Carrington estimated the annual cost at about $800 to $3000, depending on a home's specific flood zone.
