Just over the fence from John F. Kennedy International Airport is Springfield Gardens. This southern Queens neighborhood weaves modest single- and multi-family homes into an area surrounded by parks and highways that connect to the rest of the city. Caribbean restaurants on Springfield Garden’s main roads create a distinct food scene, and just 2 miles east is one of New York City’s biggest malls. “It’s a neighborhood that give you a lot in terms of shopping, restaurants, activities and for investing in a home where you can live in one part and rent out the other,” says Chimeodo Uche, a Springfield Gardens resident and associate broker for ERA Top Service Realty with over 20 years of experience. “Many lots are 40-feet by 100-feet, and the zoning allows for a lot of multi-family homes.”

Multi-family homes starting in the $600,000s

The primarily residential streets of Springfield Gardens are lined with a typical mix of suburban-Queens housing styles, from pre-war and mid-century vinyl or brick colonials and bungalows, to gray-brick new traditional style houses built in the 2000s. Across these styles, prices range from $500,000 to $800,000. The area’s many multi-family homes — typically duplexes on the south side around Belt Parkway — tend to be simple and boxy, and range from $600,000 to $1.3 million, depending on size and age. These multi-family homes are popular with people who want to live in one part and rent out the other for additional income, as well as people sharing space. “The growing trend is family members joining forces to be able to purchase a home,” Uche says. “I’ve even seen situations where friends come together to buy a home.”

Caribbean eateries and a massive shopping mall

Businesses in the area primarily stick to Farmers Boulevard and Springfield Boulevard. Local delis and Caribbean restaurants are common, and Merrick Boulevard has chain restaurants. The Golden Grillers is a popular local restaurant serving halal Caribbean dishes. For convenient grocery shopping, Fine Fare is in the neighborhood and Stop & Shop is less than a mile north. And the Green Acres Mall is 2.5 miles east with over 2,000,000 square feet of retail space.

Kid-friendly events in Brookville and Baisley

Neighborhood-wide events aren’t a big part of life in Springfield Gardens, although Brookville Park on the east side has an annual back-to-school festival with kids’ games and a Memorial Day ceremony. “Baisley Pond Park,” about 1.5 miles west, “is really the go-to place,” Uche says. “During the summer there are small events, and on July 4th weekend people hang out there.”

S.T.E.A.M Academy at Excelsior Preparatory High

Springfield Gardens’ schools are part of District 29, which receives an A-minus grade from Niche for student diversity. Students in kindergarten through fifth grade can attend P.S. 251Q, which gets a B grade from Niche. They may then go to the Collaborative Arts Middle School, which has a C, and finish at Excelsior Preparatory High School, which earns a B-plus and serves as the S.T.E.A.M Academy for the district.

Sports facilities and walking paths at Brookville Park

In the west end of the neighborhood, Springfield Park has tennis courts, a playground and a scenic pond. Less than a mile east, Brookville Park is a 90-acre green space with sports facilities, a playground and nearly 2 miles of trails. The park’s walking paths run along a river that connects to Idlewild Park to the south, which has open green spaces and a cricket field, as well as a kayak launch.

In JFK’s backyard with trains to Midtown

With the Belt Parkway cutting across Springfield Gardens, both Long Island to the east and Brooklyn to the west are easily accessible by car. John F. Kennedy International Airport, in the neighborhood’s backyard, is a short drive away, and for commutes to Manhattan, the Long Island Rail Road reaches Penn Station in just over 30 minutes. Jamaica Hospital Medical Center is also 4 miles north.
