Bedford at Falls River was made for almost every budget
When some people move to Raleigh, they want to be close to the downtown scene but in a quiet residential area. Bedford at Falls River is just that: a community designed for anyone needing a small townhouse or a grand estate, while being 30 minutes from jobs in downtown Raleigh. “Bedford is a planned, urban development, so it really targets all different buyers,” says Sue Greer, a Realtor and team lead of the Sue Greer Team with Allen Tate. “You’ve got townhouses, and you’ve got Charleston-style homes. And you even have a section called the Estates. In the middle of the neighborhood, there are some shops and a wonderful pool with a full-time activity director and lots of activities for all ages. It’s a complete lifestyle community. The theme of it was based on the movie 'It’s a Wonderful Life.' There’s even a town square surrounded by townhouses where they’ll do different activities for the kids, like at Halloween. It hits a lot of needs.”
Townhouses, single-family homes and large estates
Construction started in Bedford at Falls River around 2006, and there are sections of townhouses and detached single-family homes with bungalow or Charleston-style designs. “Basically, you can go from a small townhouse to a larger one,” Greer says. “You could go from a small cottage house to an estate-type home. So, the real estate there targets a multitude of needs.” Townhouses range between $300,000 and $500,000, while detached single-family homes can sell for $500,000 to $900,000. Large Craftsmans in a section called Bedford Estates have at least four bedrooms and can sell for over $1 million due to their size.
On average, homes sell after being on the market for 17 days, while the national average is 44. “I had an estate home on the market, and the amount of showings and offers was incredible,” Greer says. “It would have sold in five minutes, but I cut off the showings after a day and a half. One of my agents also had one in a different section, and the same thing happened. There’s never a lot for sale, but people want to be there.”
Driving to downtown Raleigh and nearby destinations
Sidewalks line most residential streets, and tall trees shade the walkways and modest yards. The nearest bus stops are along Raven Ridge Road near the Falls River Town Center, so most residents rely on their cars to get around. Commuters have about a 30-minute drive from the community to downtown Raleigh, 15 miles south. Falls of Neuse Road is the area's main route, leading to destinations like WakeMed North Hospital. Falls of Neuse Road also connects to Interstate 540, which drivers use to reach the Raleigh-Durham International Airport.
Students attend highly-rated schools
Students can attend Abbotts Creek Elementary, which earns an A from Niche. Abbotts Creek has an enrollment cap, so when the maximum attendance is met, enrollment flows over to the B-rated Fox Road Elementary. Wakefield Middle School receives an A-minus. Wakefield High School gets a B-plus and offers the Career & College Promise program that allows students to take courses through Wake Tech Community College. Bedford at Falls River is about 30 minutes from the A-rated North Carolina State University.
Community parks and a popular recreation center
The community has three playground parks: Bailey Park, Pottersville Park and Jellystone Park. When residents want to cool off when summer weather reaches into the 90s, they head to the recreation center. The center’s community pool is near the volleyball and tennis courts and playground. Hikers and bikers can park at the lot off Falls River Avenue or Bedfordtown Drive before hitting the 28-mile Neuse River Greenway trail.
Shops and restaurants about 20 minutes away
“Lafayette Village and the Lifetime Fitness are five minutes away,” Greer says. “You can just as easily come into Raleigh or Wake Forest to dine. There are a lot of restaurants and places within a 15-to-20-minute radius.” The Shoppes at Bedford is a small center in the heart of the community, where residents can walk to North Raleigh Spa & Salon or Bedford Food & Drink. Residents can also drive south along Falls of Neuse Road to Falls River Town Center to shop for groceries at Food Lion, order seafood at Nantucket Grill or find craft supplies at Oak City Fibers. North of the community, Wakefield Crossing also features a Food Lion and the Wakefield Tavern.
