Living in Raleigh’s Research Triangle

Six miles northwest of Downtown Raleigh, the winding Crabtree Creek flows through the trees in Crabtree Valley, a neighborhood named after this Neuse River tributary. Anchored by a sprawling mall of the same title, the community offers residents more than convenient shopping. “It’s not far from the airport and is close to Downtown, but homes are not at the same prices that you pay to live inside the Interstate 440 Beltline,” explains Steve Jourdain, a real estate agent with Realty One Group who’s lived in Raleigh for 30 years. With major thoroughfares nearby, residents here enjoy quicker commutes around the Raleigh-Durham-Chapel Hill area of North Carolina, otherwise known as the Research Triangle. REX Hospital is just south of the neighborhood, and Jourdain says this attracts doctors and nurses looking to live within 3 miles of the medical campus.

Choose from townhouses or single-family homes

Encompassing a handful of subdivisions, this community offers a variety of housing options. Townhouses range from two-bedroom, colonial-inspired designs starting at $230,000 to three- or four-bedroom brick brownstone and New Traditional styles, which can top over $900,000. These properties come with monthly homeowners association fees of around $300; some have unique perks. Residents at The Laurel Woods Townhomes have access to a private forest. Detached homes here are also diverse, with classic styles like Colonial Revival and Cape Cod, to nontraditional contemporary forms and lavish 21st-century New Traditional homes that are more than 4,000 square feet. There are also plenty of options for one-level living. Ranch-style homes from the 1950s through the 1970s line the hilly, tree-shaded streets in the Brookhaven subdivision. “It’s very heavily wooded. You feel like you’re in the mountains, and you’re close to Downtown Raleigh,” says Ann-Cabell Baum with a chuckle. Baum, the broker in charge at the Glenwood Agency, is a longtime Raleigh resident. Detached homes can list as low as $345,000 and as high as $1.8 million. Overall, prices are rising in this busy part of town, up 8% over the last year.

Crabtree Valley Mall, shopping centers and a museum nearby

Stores and restaurants are clustered along the U.S. Route 70 commercial corridor. Crabtree Valley Mall boasts over 200 stores, making it the largest mall in the Research Triangle area. Further north, the Townridge Shopping Center and Pleasant Valley Promenade feature big box stores like Walmart and Big Lots. Restaurants include Jose and Sons Bar and Kitchen, known for authentic Mexican food, and Arepa Culture, a casual restaurant serving Venezuelan classics. Residents further south frequent Old Raleigh Village with a Harris Teeter for groceries and local restaurants, Bella Monica, an Italian eatery loved by gluten-free locals, and The Mill Raleigh, a contemporary steakhouse known for friendly service. For entertainment and cultural events, the North Carolina Museum of Art and the PNC Arena are both less than 5 miles away.

Top-rated school district

Children attend Wake County Schools, the second-best school district in Raleigh, according to Niche. Stough Elementary School receives an A rating and is known for cultivating bilingual and bi-literate students through its Mandarin immersion program. The A-rated Oberlin Magnet Middle School is named after historic Oberlin Village, an enclave formed by formerly enslaved people during the Civil War. With an A-minus rating, Broughton Magnet High School is ranked the seventh-best magnet high school in the Raleigh area, offering a global studies and language immersion program. The school is also the city’s oldest, dating back to 1929. Fusion Academy, The Raleigh School and Saint David’s School are nearby private options.

Several green spaces are scattered throughout the area, including Laurel Hills Park, which has basketball courts, ballfields and a large playground for children of all abilities. The recently renovated Laurel Hills Community Center is on-site, offering indoor recreation with a gymnasium, dance studio and exercise classes. Outdoor enthusiasts can visit Brookhaven Nature Park, which features 1 1/2 miles of walking trails winding among dense trees. The massive William B. Umstead State Park is just 4 miles away. Access to I-40 and beyond

Driving is the primary way to get around here. U.S. Route 70 courses through the community, connecting commuters to the nearby Interstates 440 and 40, which provides access to the rest of the Research Triangle. Durham and Chapel Hill are roughly 20 to 25 miles away. Downtown Raliegh is a little over a 6-mile drive via Glenwood Avenue. For longer trips, the Raleigh-Durham International Airport is 10 miles west. Those without cars can catch a GoRaleigh bus at stops along Edwards Mill Road and near Crabtree Valley Mall. Cyclists can travel on the Crabtree Creek Trail, connecting to nearby greenways.

Crabtree Creek Flooding

Homebuyers here should be aware that properties around the neighborhood have a risk of flooding due to the proximity to Crabtree Creek. After decades of flood events caused by major storms or even steady bouts of rain, work is underway to reduce flooding on this Neuse River tributary. Since 2022, the city of Raleigh has restricted development on the floodplains and is now growing a meadow along the creek’s banks to help soak up water. The city also uses an early detection system to quickly respond when water levels rise.
