Viola is a Jewish-friendly hamlet with an easy commute
Located about 41 miles from New York City, Viola is a scenic Rockland County suburb known for its Jewish community and convenient commute. “It’s a quieter part of the area, and the lots and houses are bigger,” says Yin Chen, a real estate salesperson with R2M Realty who’s sold homes in the area since 2014, “but I think a lot of the attraction is the synagogues.” Several synagogues and private Jewish schools are in the community, and area restaurants and grocery stores have kosher offerings. Viola’s location near the Ramapo Mountains and Interstate 287 is another draw. “It’s an easy commute for people who want to have access to the city and at the same time want access to the tranquility of upstate New York,” Chen says.
Homes vary from midcentury bi-levels to 21st-century modern homes
“This is a very private area with large, spread-out properties. Most homes have multiple-car garages and long driveways,” says Naomi Streicher, a Realtor with Q Home Sales and a lifetime local. Midcentury ranch-style, bi-level and split-level homes sit along cul-de-sacs shaded by mature trees. These can cost between $700,000 and $1.6 million, depending on size and condition. Colonial-style new traditional and 21st-century modern homes typically cost between $1.5 million and $3 million. Townhouses usually range from around $550,000 to $1.1 million, with luxury townhouses going for up to $2.4 million. Condos — some in 55-plus communities — range from around $450,000 to $950,000.

Kids are zoned for two school districts
Kids here are either zoned for schools in the East Ramapo Central School District, which earns a C-minus from Niche, or the A-rated Suffern Central School District. They might start school at Richard P. Connor Elementary from pre-kindergarten through Grade 2, then attend Cherry Lane Elementary from Grades 3 through 5; both earn an A-minus from Niche. They’ll then attend the A-minus-rated Suffern Middle and continue to the A-rated Suffern Senior High, where they can join the state championship-winning hockey team. Several private Jewish schools are also in the area, and Rockland Community College offers associate degrees in over 30 subjects.

City parks, golf courses and hiking trails offer recreation nearby
Orchard Hills Park in the community’s north has a playground, sports fields and tennis courts. Manny Welder Park, formerly Viola Town Park, offers walking paths, more playgrounds and open fields that can be rented for private events. The Spook Rock Golf Course is open to the public and is built on the site of the country’s first Boy Scout camp. Sport-o-Rama Ice Rinks offers two indoor rinks that offer hockey leagues and figure skating lessons. Bear Mountain State Park is 15 miles away and is a popular hiking spot; the Appalachian Trail passes through the park, and the Trailside Museum and Zoo there explores the area’s history and ecology.
Orchard Hills Park is a small town park in Viola where you can play tennis or bring the kids.
Viola residents are minutes away from hitting the links at Spook Rock Golf Course.

Kosher restaurants and grocery stores near Route 29
Route 59 in the neighborhood’s south is the area’s commercial hub, and many of the restaurants here serve kosher food. At Pita Land, diners can order slices of pizza and calzones. Yoffee Coffee serves breakfast and lunch in a modern atmosphere. There are also many kosher grocery stores, including Evergreen and Monsey Glatt Kosher, and Walmart is nearby. “If you want more selection, you can go to Nanuet or New City where you’ve got Costco, Target and a mall,” Chen says.

Car and train routes to New York City
Interstate 287 leads about 41 miles to New York City, a trip that takes just over an hour. Commuters can take the train at the Suffern Station, located about 5 miles away, for an hour-and-a-half commute. Good Samaritan Hospital is roughly 4 miles away. The Westchester County Airport offers domestic flights 31 miles away, and Newark Liberty International Airport is a 45-mile trip.
Events at Rockland Community College’s Cultural Arts Center
The Cultural Arts Center at Rockland Community College hosts regular concerts, plays and musicals. It also has an art gallery and holds public lectures and book discussions with monthly themes, including Women’s History Month and Jewish Heritage Month.
