Brookside offers a commuter-friendly location at a low price point
A narrow strip between U.S. 50 and Gold Line light rail tracks, Rancho Cordova’s Brookside neighborhood comprises a cluster of all-ages mobile home communities surrounded by business and industrial parks. While the commuter-friendly location, 12 miles from downtown Sacramento, and low housing costs are some of the main draws for residents, nearby recreation is another major factor. “We’re maybe 15 min from the American River,” says Tracy Britt, manager of Park Royal Estates. “People go boating, biking, fishing, all sorts of things like that.”

Close to the freeway and Sacramento’s Gold Line light rail
Brookside is bordered by U.S. Route 50 on one side and the Sacramento Gold Line light rail on the other, both leading 12 miles into downtown Sacramento. “Even though it’s close to the freeway, it’s pretty quiet, actually,” Britt says. Commuters can use the Butterfield park-and-ride light rail station, just outside the neighborhood. Locals can also get around using Sacramento Regional Transit bus routes or bike lanes along major roads like Folsom Boulevard. The nearest hospital, Kaiser Permanente Sacramento Medical Center, is about 8 miles away, and the Sacramento International Airport is 24 miles away.

All-ages mobile home parks, some with private amenities
Several all-ages mobile home communities are clustered together in the center of Brookside, offering two- and three-bedroom manufactured homes with covered carports shaded by palm trees. Many of these communities are gated, including Park Royal Estates and Cordovan Mobile Homes Estates, and include private amenities like swimming pools, playgrounds and clubhouses. Most properties date back to the 1970s and ‘90s, with some early 2000s homes mixed in, and prices range from $30,000 to $210,000, depending on age and condition.

Outdoor recreation on the American River, indoor go-karting at K1 Speed
In addition to private community pools and playgrounds within some mobile home communities, River Bend Park is set a few miles north on the banks of the American River, where locals go swimming and kayaking in the summer. Here, bikers can access the American River Parkway, a 32-mile bike trail along the levees. In addition to outdoor recreation, the nearby K1 Speed has indoor go-kart racing, just next door to the West Wind Sacramento 6 Drive-In Movie Theater.

Family-owned and quick-service eateries serve the community
Much of Brookside is occupied by business and industrial parks and dotted with small businesses. The family-owned Brookside Restaurant & Bar serves classic American fair, hosts live music on the weekends and puts on themed parties for St. Patrick’s Day and other holidays. Pita Q, a quick-service Mediterranean restaurant, features an outdoor patio overflowing with greenery. Grocery stores within a few miles of the neighborhood include Food 4 Less and Viva Supermarket, which sells Mexican imports and other international items.

Local schools score in the C and B-range
Abraham Lincoln Elementary School earns a C-plus from Niche, while Albert Einstein Middle School earns a B-minus. The B-rated Rosemont High School offers three career-oriented pathways in media production, engineering and culinary arts, along with over 30 extra-curricular clubs.
