A Rancho Cordova community near outdoor recreation and major thoroughfares

American River access and the trails of the American River Parkway are close to the tree-lined streets of Mills Ranch, a neighborhood in Rancho Cordova. The community is also within a 2-mile radius of big-box stores, Latin American markets and local restaurants. “Homes tend to sell quickly after they are listed in this area,” says Ana Alvarez, a local real estate agent with LPT Realty, Inc. “People are drawn to Rancho Cordova by the hiking and biking trails and easy access to Route 50. It’s a quick commute to both Downtown Sacramento and Folsom.”

Charming bungalows and ranch-style homes in Mills Ranch

Palm and oak trees dot front yards, while the houses along Ambassador Drive overlook hundreds of acres of open fields and greenery. Ranch-style homes and bungalows make up the architectural scene in Mills Ranch, with most sitting close together on quarter-acre lots. Walkability is one of the area’s drawing factors, with well-maintained sidewalks lining the lanes and leading to local public schools and markets in less than a mile. Most houses have paved driveways, fenced-in back yards and attached two-car garages. “You’ll find more affordable prices in Mills Ranch compared to communities closer to Folsom,” says Alvarez. “A lot of locals are drawn to the atmosphere and recreation areas of Folsom, but the prices are much higher. In Mills Ranch, you’re less than 20 minutes from the town with more accessible home prices.” In-ground swimming pools are also common. Single family homes range from $375,000 to around $640,000, while condos and townhouses can go for $195,000 to $350,000.

Hands-on learning at Cordova High School

Peter J. Shields Elementary School serves the families of Mills Ranch and earns a B-plus grade from Niche. The Riverview STEM Elementary School is a nearby charter school with an A rating. Mills Middle School, home of the Mustangs, receives a B-minus. The B-rated Cordova High School is within walking distance of most of the neighborhood’s houses and has over 30 clubs and extracurriculars for students to consider. Cordova High offers eight career and technical education academies that provide industry-focused training through hands-on experience in areas like agriculture, engineering, construction and video production.

Expansive community parks and hiking along the American River

The 80-acre Hagan Community Park lies in the neighborhood’s southwest corner and is home to baseball and soccer fields, a playground, a dog park and picnic shelters along the banks of the American River. The American River Parkway is a trail and greenway system that spans 32 miles alongside its namesake river. The parkway runs directly behind Mills Ranch, with numerous nearby fishing spots and boat launches. The Lower Sunrise Recreation Area is nearby and is a popular spot for bikers to hop on the paved trail, with a pedestrian bridge that can take visitors across the river to a sandbar.

Center Point shopping and local Rancho Cordova eateries

The Center Point shopping center is in Mills Ranch and is home to two Latin American markets and a handful of local eateries. Pho Fresh serves Vietnamese cuisine from banh mi and rice pepper rolls to beef bao buns and noodles. Sunrise Boulevard is a short drive east and is the central shopping and dining hub of Rancho Cordova. Gangnam Ave is a local favorite serving Korean barbecue, while Root of Happiness crafts kava, teas and smoothies. Walmart, Safeway and Grocery Outlet are also nearby.

Sacramento Regional Transit and easy access to U.S. 50

U.S. Route 50 can take drivers around 15 miles west to Downtown Sacramento or 14 miles northeast to Folsom. Coloma Road sits on the east side of Mills Ranch and is dotted with bus stops operated by Sacramento Regional Transit.
