The first Rancho Cucamonga neighborhood

Just south of the San Gabriel Mountains, at the junction of Interstate 5 and Route 210, the Inland Empire suburb of Etiwanda offers area-affordable homes with proximity to highly rated schools like Golden Elementary, as well as nature trails and shopping. While Etiwanda was originally established in 1881, the first community planned by Rancho Cucamonga developers the Chaffey brothers, the suburb was more widely developed in the late 20th century, to attract employees of major area companies like Southern California Edison and Coca-Cola. Today, many residents here commute 40 to 50 miles to jobs in either Los Angeles or Orange County. "People often move here from LA or Orange County for the cost of living," says Stephanie Stancil, Coldwell Banker Realtor and lifelong Inland Empire resident. "You could find a home in Etiwanda for $500,000 that would cost over $1 million in LA or Orange County, same size and everything." The overall CAP Index crime score here is 1 out of 10, lower than the national average of 4.

Newer suburban homes and older ranch-styles

Etiwanda's single-family homes are set along quiet avenues and cul-de-sacs, shaded by leafy oaks and tall palm trees; most are two-story new traditional and single-story ranch-style homes that date to the 1980s and late 90's. Ranch-style homes with two or three-bedroom range from $600,000 to $650,000, while four-bedroom versions range from $750,000 to $800,000. A new traditional home with two or three bedrooms ranges from $700,000 to $750,000, while a four-bedroom version ranges from $825,000 to $850,000. As of summer 2024, the new Etiwanda Classics subdivision was still in development here. When completed, it will feature 31 of Etiwanda's largest single-family homes, all new traditional with Craftsman-, ranch- and Spanish-inspired details, and layouts of about 3,000 to 5,000 square feet. "They are all very large and luxurious," says Sandy Hu, a Realtor with RE/MAX ONE. Prices for these incoming homes will range from $900,000 to around $2 million, depending on the floor plan and square footage. There are also 1990s new traditional condos in Etiwanda, most with two to three bedrooms. Depending on how well they've been maintained, two-to-three-bedroom condos range from $450,000 to $500,000, and four-bedroom condos range from $600,000 to $650,000.
