Country feel 5 miles from Downtown Redding
Life on a couple of acres in Branstetter, surrounded by the foothills of southwest Redding, feels far removed from urban life, even though Downtown Redding is 5 miles away. "The main reason people choose to live in that area of town is because it has a country feel while still being part of the city," says Realtor Ben Sprague with Greater Life Realty, who's lived in Redding his entire life. Branstetter locally refers to Branstetter Lane, the neighborhood's one main road off Market Street – the main artery into Downtown Redding. Turning onto Branstetter from Market Street, there's a bit of industrial space and a few rows of small homes tucked away from the road on spacious lots. The setting gets more rural down the lane. The occasional home sits on a few acres with nothing to either side except hills covered with dry brush and hiking trails. These trails are part of the Oregon Gulch Open Space, an expansive nature preserve north of Branstetter Lane. This open, natural space maintains the neighborhood's rural feeling.
Homes with acreage
The neighborhood's homes are slightly removed from activity, so it's remained one of the lower-priced areas in the city. Closer to Market Street, off Branstetter Lane and Cedars Road, homes sit near each other with a bit of privacy on tree-studded lots. Most of the cottages and ranch-style homes were built around the 1970s, with a few from the early 2000s sprinkled in. These two-to-three-bedroom homes range from $200,000 to $400,000. Oak Grove Mobile Home Park on Cedars Road has even less expensive two-bedroom manufactured homes for just over $100,000. More acreage can be found further down Branstetter Lane. Sprague says, "Branstetter Lane doesn't get much attention, so it's a decent spot to find some land, especially towards the end of the road where it's real quiet." Many of these homes have a more country aesthetic, such as country cottages with natural wood siding, prairie-styles with wrap-around porches and ranch-style homes with up to four acres of open space. These three-to-five-bedroom homes range from $400,000 to $700,000.

Short drive to Sycamore Elementary
Branstetter is part of the Redding Elementary School District, which is rated a B-plus overall by Niche. Kids may begin at Sycamore Elementary, graded a B-minus, which is about 2 miles south of many homes. They continue at B-rated Sequoia Middle School. Students finish at Shasta High, graded an A. Shasta students can pursue their passions through career and technical education classes, such as pharmacology, robotics and engineering.
Hike in the Oregon Gulch Open Space
Much of the hills on the north side of Branstetter are part of the Oregon Gulch Open Space, a nature preserve that was opened for public recreation just a few years ago. Residents can access a few of the trails on connecting roads extending from Branstetter Lane. Hikers and mountain bikers can use trails to explore Oregon Gulch's 380 acres of natural space. The Shasta chapter of the California Native Plant Society does an annual field trip and clean up at Oregon Gulch. The walk is guided by a chapter member, and anyone who joins is given a list of plants to identify the space's native and non-native species.
Nature lovers will enjoy the open spaces in Branstetter.

Shop on Market Street or 3 miles away at Costco
Despite Branstetter's rural atmosphere, stores and restaurants are a short drive away on Market Street. Westwood Plaza Shopping Center, about 2 miles from many homes, has a SAVMOR Foods for groceries. Waffle Bite is a brunch spot in the shopping center that pairs sweet waffles and savory breakfast staples with a creative list of mimosas. Baja Burrito is a nearby spot for quick burritos and tacos on South Bonnyview Road. Residents can drive 3 miles across the river on South Bonnyview to a new Costco, which opened in 2023. The neighborhood's industrial space on Market Street is also home to Cal's Books. Much like its location, this used bookstore looks unassuming, but inside, bookworms can get lost in rows of novels and memorabilia stacked to the ceiling.

Five miles to Downtown Redding
The closest major city, Sacramento, is 160 miles south on Interstate 5. Because of this, most locals drive 5 miles north on Market Street to work at hospitals and other businesses around Downtown Redding. There are also a few industrial businesses on Market Street, and the Win-River Resort and Casino is 3 miles south of the neighborhood. Commuters can also catch the city bus to downtown on Cedars Road. Redding Regional Airport is 8 miles southeast. It flies to major West Coast cities like San Francisco, Los Angeles and Seattle.
History of wildfires in Redding
Small brush fires are common in the dry mountains surrounding Redding. They occasionally become large wildfires, such as the 2018 Carr Fire, one of the largest wildfires in California's history. The Carr Fire burned many homes in northwest Redding. Branstetter is a few miles south of the damaged area, but the fire was close enough to pose a serious threat. Residents are encouraged to prevent the spread of wildfires by removing combustible brush and materials from the perimeter of their homes. Having an established evacuation plan is also crucial when a fire is getting dangerously close.
