Casual community in northwest Redding south of Shasta Dam
Seven miles south of Shasta Dam in northern Sacramento Valley, Buckeye is a modest neighborhood bordering the Union Pacific railroad tracks. The community is a mix of owned and rental homes, both single-family and multifamily. Everyday essentials include a chicken wing diner, Dollar General and a liquor store. “You’ll see a lot of apartment complexes here,” says Tanya Mewhirter, Redding native and broker with the Shasta Realty Group since 2011. “And it’s close to Shasta Lake, which is cool for history buffs. A long time ago, the dam was surrounded by a boomtown filled with dam workers and their families.” And while the dam’s boomtown is no longer in operation, Shasta Lake remains the largest reservoir in California, attracting anglers and weekend campers.
Modest ranch-style homes between $270,000 and $400,000
Residential development is scattered on either side of Buckeye’s main artery, Lake Boulevard. Newcomers can find three-bedroom ranch-style homes built anywhere from the 1960s through 2012, ranging from $390,000 to $410,000. Homes in the southeastern tip of the community range from $270,000 to $280,000. Mobile homes can be found between $50,000 and $190,000. Exteriors are often painted pastel sage, tan or light gray, and some houses have detached two-car garages. Vegetation and trees are well-established. Landscaping is a mix of desert-hardy blooms in rock foundations and trimmed hedging. Sidewalks line both sides of many streets, and a few homes feature low front yard fencing.

Central Buckeye Park and nearby BMX track
For recreation, residents can walk dogs or play baseball, tennis and disc golf at the 9.4-acre Buckeye Park in the heart of Buckeye. “There’s also a local BMX track about five miles north, called Boomtown BMX,” adds Mewhirter, “where a competition team practices. My son had fun doing that for a while.” Locals can drive another two miles north to tour the Shasta Dam, California’s largest reservoir. “It’s a really important water source for farming all down through California, and you can drive across it,” says Mewhirter. Free, guided tours include a 428-foot elevator ride to the dam base and an inside look at the powerhouse. Next to the dam, locals explore multiuse trails and picnic on surrounding lawns.

Laid-back eateries for pizza and wings, not far from Mt. Shasta Mall
In the neighborhood, residents can pop into Poppie’s Pizza off Lake Boulevard for calzones, pizza and burgers. Wing Spot offers a mix of Asian fusion wings and beer on tap. Groceries are convenient at Raleys on Lake Boulevard. “Raleys is part of the Bel Air chain and actually a really nice grocery store,” says Mewhirter. “You might also go to the Farmers Market Place in Shasta Lake City about 5 miles north.” Farmers Market Place features daily and weekly specials, organic produce and an in-store taqueria. Locals can stock up for meal prep or stop in for fresh deli-made sandwiches and grilled meals. “Buckeye is on the northwest side of Redding, and we only have one mall here, Mt. Shasta Mall, east of Redding,” adds Mewhirter. “But Mt. Shasta Mall is where Buckeye residents would shop for clothes, shoes, things like that. There’s an ongoing mix of stores.” Mt. Shasta Mall is easily accessible from three major highways: Route 44, Interstate 5 and Route 299.

Close to Interstate 5, offering RABA bus stops
Lake Boulevard connects to Interstate 5, so it’s easy to reach the freeway for travel outside the neighborhood. Most residents drive cars, however, the Redding Area Bus Authority, known as RABA, offers bus stops along Lake Boulevard through the center of the neighborhood for those who need to commute via public transit. It takes about 10 minutes to drive the 4 miles into Downtown Redding, and more than an hour by bus.

B-grade Gateway Unified School District
Public schools are within the Gateway Unified School District, which gets a B-minus on Niche. Kids attend Buckeye School of the Arts, given a B grade, from kindergarten through eighth grade. Older students move on to Central Valley High School, which earns a B-plus. The active CVHS Alumni Association awards multiple $1,000 scholarships to deserving students annually. Just a mile south of Central Valley High, the Rocky Point Charter School serves grades kindergarten through eighth and earns a B-minus. Mewhirter adds, “Not a lot of people know this, but it’s really easy to do interdistrict transfers here. If you want to go to school in a different district, you can live anywhere and put your kids in any of the schools.”

Warm climate with heat waves
The City of Redding 2022-2027 Local Hazard Mitigation Plan Redding cites that, on average, Redding experiences 12 heat waves annually, which could worsen air quality and pose a fire risk. The City continues to implement mitigations, such as ensuring that roofing material is non-combustible on new homes and that replaced roofs meet code requirements. The city is also increasing its fire safety staffing and continuing to install new water lines. The Redding Fire Station is only 4 miles from central Buckeye.
