Rural-industrial East Redding community near nature preserve and regional airport

The Clover Creek community is a semi-rural residential/commercial blend, about 8 miles northwest of where Cow Creek flows through rolling valley topography to the Sacramento River. The eastern half of the neighborhood is mostly rugged desert crisscrossed by dirt paths, while homes on large half-acre to 10-acre lots fill the west portion. The up-and-coming Stillwater Business Park lies between the residential area to the west and the desert landscape to the east. Only PACE Engineering has fully built out within the business park, but the City of Redding is working to attract more employers, including Frito-Lay. The neighborhood's northern edge offers immediate access to Clover Creek Preserve in the adjacent Forest Hills community. As part of Forest Hills' development, the Clover Creek Preserve was established in 2006 to prevent stormwater from overflowing onto Clover Creek properties. Now, both neighborhoods enjoy the preserve as a peaceful place to birdwatch, bike and hike. "This whole area is really a biker's paradise," says Rob Middleton, co-owner/Realtor with House of Realty, who's been selling in the area since 1976. "And Stillwater Business Park is an interesting draw. Because it will hopefully attract more companies, making Clover Creek an ideal location for a short commute. Your workplace would be just a bicycle ride away." Homes and businesses in Clover Creek are within a 3-mile drive or less from the Redding Regional Airport, so a bit of airplane noise is part of the lifestyle.

Clover Creek Preserve trails and new Fly Shop clubhouse

Homes in the northwest quadrant of Clover Creek are closest to the miles of paved and dirt walking and biking trails stitched throughout the nearly 130-acre Clover Creek Preserve. The scenic open space includes a 6.7-acre pond within a basin designed for flood protection. Locals don't fish in the Clover Creek retention pond, but there are plenty of fishing opportunities at nearby rivers and lakes. "If you're into fly fishing for trout, salmon or bass," adds Middleton, "you know about Redding, the Upper Sac and The Fly Shop on Churn Creek Road about 4 miles west. They're world-famous for their catalog of gear and fly-fishing trips. And now they have a new building right at the Clover Creek Preserve, built by local volunteers and The Fly Shop." The Shasta Trinity Fly Fishers club opened the 3,400-square-foot facility in 2018 to hold fly-tying and fly-fishing classes, events and special programs for veterans and kids.

Rural homes on generous lots

"Clover Creek offers ranch-style country living near an industrial area," says Tanya Mewhirter, Redding native and broker with the Shasta Realty Group since 2011. "Most of the homes are a bit older, built between the 1960s and 1980s, and they're all on half-acre and larger lots." Manufactured or mobile homes built in the late 1980s and modest 1970s homes with room for horses or fruit trees range from $140,000 to $240,000. Nicely maintained homes on 2 acres or more near the nature preserve can ask between $295,000 and $450,000. Larger homes in central Clover Creek can fetch between $560,000 and $615,000. Narrow compacted gravel streets, often without sidewalks, branch westward off Airport Road. Most terminate in cul-de-sacs, surrounded by a backdrop of mature trees.

Highly rated Foothill High

Public schools are within the Columbia Elementary School District, given a B-plus Niche grade, and the Junction Elementary School District, which isn’t graded on Niche. Kids may start at Columbia Elementary and move on to Mountain View Middle from fifth through eighth grade. Both schools earn a B-plus. Junction Elementary, east of Clover Creek, earns an A-minus and serves kindergarten through eighth grades. High schoolers head to Foothill High School, which also gets an A-minus and launched a career mentoring program in 2023 offering insights into culinary, hospitality and tourism jobs from local employers.

Several casual restaurants are right in the Clover Creek neighborhood on Airport Road, including Burrito Bandito, a Chipotle-style eatery serving authentic Mexican fare. Smokin' Joe's on Airport Road specializes in boxed meals of ribs, barbecue sandwiches and sides. "You're also only a few minutes' drive from downtown Redding," adds Middleton, "where Jack's on California Street has been the best place to go when you're in the mood for steak for some 80 years." At the corner of Shasta View Drive and Hartnell Avenue, about 2.5 miles northwest of Clover Creek, the Holiday Market grocery store is expanding its footprint to offer a more extensive grocery stock and share the plaza with a new Starbucks. Other convenient options for errand-running are the Costco 4 miles west on Bechelli Lane and a WinCo Foods at Mount Shasta Mall that's open 24/7. At Mount Shasta Mall, less than 6 miles northwest of Clover Creek, shoppers can peruse more than 80 retailers or take in a movie at the Cinemark Redding 14.

Ensure proper fire insurance

"The 2018 Carr Fire didn't impact this part of Redding," says Middleton, "but there have been other fires in the area. So, insurance can sometimes be a challenge. It's as important to find out your insurance rate as it is to get prequalified for your loan."

Easy driving, airport proximity

Middleton says that Clover Creek residents drive rather than rely on public transit. "We're kind of spoiled in Redding," says Middleton, "because anywhere within 15 minutes' driving is considered a commute." Residents in east Clover Creek are within a mile of the Stillwater Business Park. Mewhirter adds, "Stillwater Business Park intends to attract larger businesses to Redding, and it helps that it's super convenient to Interstate 5, Highway 44 and the airport." From the southern edge of Clover Creek, the Redding Regional Airport is a 2.5-mile straight shot south on Airport Drive.

Big time rodeo fans and Fourth of July fun

"We've still got a little of the Old West in us here," says Middleton. "We love our big rodeo in May. It starts with a pancake breakfast that feeds 10,000. They set up tables and chairs downtown on Market Street and use concrete mixers to mix the batter for that many people." Clover Creek also converges with revelers from across Redding at the Redding Civic Auditorium every Fourth of July for the Freedom Festival fireworks celebration.
