Some might wonder why residents choose to live in Lake Redding versus across the Sacramento River, closer to downtown Redding. Realtor Hans Monvik with RE/MAX of Redding says the answer is pretty simple: "You know, I hate to use the word nice, but it's a nice established residential area." Communities on this north side of the river are spread out amongst the hills. This makes room for the neighborhood's spacious streets. However, Lake Redding's story has not been all riverfront tranquility. Lake Redding was on the starting edge of the 2018 Carr Fire, one of the largest wildfires in California's history. "A lot of this area burned during the big fire, so there's a lot of new custom homes that people built after the damage was cleared," says Monvik. This opportunity in tragedy added a new west side to this established riverfront suburb.
New homes and opportunities to build
The neighborhood has a sprawling suburban layout with horseshoe streets and cul-de-sacs extending off the main drives. Residents use sidewalks to get around the neighborhood. Homes sit on roomy lots, given privacy from large shady oaks and spiring Mediterranean Cypress trees. Many even have enough backyard space for a pool. Much of the neighborhood consists of 1980s ranch-style homes with midcentury and Spanish-inspired designs, but the rebuilding of the burned west end introduced newer custom homes. Older two-to-three-bedroom homes typically range from $350,000 to $500,000. Most new homes follow a similar price range and sport contemporary ranch-style, Craftsman and Spanish-inspired architecture that blend in with the existing homes. The highest prices, new or old, are closest to the river on Lake Redding Drive. These three-to-four-bedroom homes have water views, backing up to the Sacramento River Trail. They range from $450,000 to $650,000. New custom builds on the neighborhood's far west end reach almost $1 million. These sit on spacious lots with river access.

A-rated Shasta High School
The neighborhood is a part of the Redding Elementary School District, which is graded an overall B-plus by Niche. Kids start on this side of the river at Turtle Bay Elementary, graded a B. They continue B-rated Sequoia Middle, on the west side of downtown. Students finish at A-rated Shasta High, which is part of the A-graded Shasta Union High School District. Shasta High faces the neighborhood from the other side of the Sacramento River. Locals pack the home stands of Shasta's football stadium to cheer on the Wolves and take in the mountain backdrop.
Suburban parks and riverfront trails
Community recreation spaces and hiking trails are equally easy to access. Residents follow the sidewalks to suburban park spaces with playgrounds and basketball courts tucked between homes. Hikers and bikers take the sidewalks to trailheads that lead into the hills or onto the Sacramento River Trail. The Sacramento River Trail is a paved path running along the neighborhood's southern end. River activity is so important to Redding as a whole that it's unofficially known as the kayaking capital of the world. Paddlers can launch their kayaks nearby at Lake Redding Park. Golfers who would rather spend their free time on the course play their rounds at Lake Redding Golf Course, a public nine-hole track.

Dine in Downtown Redding
It might seem like getting to Downtown Redding's restaurants would be inconvenient from this side of the river, but Monvik says, "Getting to downtown is really no different for folks over here, it's just a short drive across the bridge." Residents walk or drive less than 2 miles to the heart of downtown. Folks stop at downtown watering holes like Woody's Brewing Company, which has been pouring a chalkboard full of craft beers since 1984. Newer eateries, like Cinders Wood Fired Pizza, on downtown's revitalized Market Street are a short walk away. Residents drive 3 miles in the opposite direction to Raley's for basic groceries. Specialty groceries and retail stores are 5 miles east at Mt. Shasta Mall. The mall has a Trader Joe's, Sprouts Farmers Market, Target and many other retail stores.

Walk, drive or take the bus downtown
Most folks work around Downtown Redding because the closest major city, Sacramento, is 163 miles south on Interstate 5. Lake Redding residents cross the river on Benton Drive on their 1-and-a-half-mile drive downtown. Walkers take the Sacramento River Trail across the water and switch to the sidewalk to get downtown. Commuters can also catch the city bus on Benton Drive and Quartz Hill Road. Instead of making the long drive to any major West Coast cities, locals can fly out of the Redding Regional Airport, 12 miles south. Redding Regional flies to cities like San Francisco, Los Angeles and Seattle.
The 2018 Carr Fire
Brush fires, and sometimes larger wildfires, are common in the dry wooded hills surrounding Redding. The 2018 Carr Fire, one of the largest wildfires in recorded history, started on Redding's western edge. It burned over 200,000 acres, including 270 homes in Redding. Luckily, fires that large aren't an everyday occurrence. Still, Lake Redding is right on the line of where the fire started, so residents are encouraged to take action to prevent the spread of fires. This starts by removing combustible materials and dry brush from the perimeter of homes to create a defensible space. Residents should also have a proper evacuation plan for when a fire occurs.
