Lakeview ironically sits on the banks of the Sacramento River. The streets might look different from east to west, but residents in any part of the neighborhood benefit from the nearby waterfront recreation and proximity to Downtown Redding. The river is a nice setting for the neighborhood's point of pride – Shasta High School. Its campus takes full advantage of the waterfront location and mountain views. "It looks like two different neighborhoods on either side of Shasta. East of the school, homes are smaller and less expensive, whereas the west side is one of the more expensive areas of Redding where people want bigger homes," says Realtor Richard Howe with Better Homes & Gardens Realty, who's lived in Redding since 1976. With this variety of options, Lakeview's schools and riverfront location can be had for a range of budgets.

City streets to the east and suburbs to the west
Most of the neighborhood's homes are east of Shasta High, while the west has one road of homes on larger lots. The east side has a city layout with grid streets and sidewalks that make it easy for residents to walk downtown. This layout creates less yard space for most homes, but trees filling in the gaps between homes add some natural privacy. Most options on this side are smaller one-to-three-bedroom cottages, ranging from $150,000 to $300,000. Slightly larger ranch-style homes backing up to the woods around the Sacramento River Trail have more room to breathe. These start around $320,000 for a three-bedroom and reach almost $500,000 for a five-bedroom. Prices are about the same for three-to-five-bedroom ranch-styles on the west side, but they have more privacy on larger wooded lots. The largest homes on the west side back up to the Sacramento Riverfront Trail. These spacious four-to-five-bedroom homes range from $600,000 to almost $1 million. "Those big houses west of Shasta are where Redding's more expensive communities begin, but the prices get much higher west of that," says Howe.

Walk to A-rated Shasta High
Many residents move here for walkability to Shasta High, which is graded an A by Niche. Shasta has impressive STEM programs but is better known for its scenic riverfront location. Locals head to the football stadium on fall Fridays to take in the dramatic mountain backdrop while cheering on the Wolves. Shasta Collegiate Academy is an alternative public high school in the neighborhood. Students can exclusively attend the academy or dual-enroll from other schools like Shasta High. Both schools are part of the A-rated Shasta Union High School District. Before high school, kids start at Manzanita Elementary, graded a B-plus, and continue to B-rated Sequoia Middle. Both are part of the Redding School District, which is rated an overall B-plus.

Hike and bike on the Sacramento River Trail
The Sacramento River Trail is a popular hiking and biking route on the neighborhood's north side. This paved path runs along the tree-studded banks of the river. Residents can access the trail through their backyard or at the Diestelhorst Bridge Trailhead, less than a mile from many homes, and follow it into the surrounding mountains. "You're just surrounded by things to do. You've got Whiskey Lake, Shasta Lake and snow skiing on Shasta Mountain," says Howe. On summer weekends, there's a good chance folks are at Shasta Lake, 14 miles north. The lake is technically California's largest reservoir and one of the region's most prominent vacation destinations. There's plenty of opportunity for watersports, and the surrounding Cascade Mountains are etched with hiking trails. Redding is unofficially known as the kayak capital of the world, and locals can paddle through the city or on nearby lakes.

Dine in Downtown Redding
Lakeview has a few casual spots like Old Shasta Coffee Company and Chicken Shack, so residents go to Downtown Redding for more drinking and dining options. Downtown is just over a mile from homes on the west side, but folks on the east side have a shorter walk. Woody's Brewing has been a local watering hole since 1984 and has a chalkboard full of craft beers. Taqueria Los Gordos is a popular lunch spot closer to the heart of downtown. From the Hearth Kitchen & Pie Shop caters to sweet and savory cravings in downtown's Market Square. It serves sandwiches, soups, bowls, and, of course, pies like blueberry honey and salted caramel apple. The Grocery Outlet is a mile down Eureka Way for necessities, and Mt. Shasta Mall, 4 miles east, has retail stores like Target and Macy's.

The closest major city, Sacramento, is about 160 miles south on Interstate 5, so most residents work in Downtown Redding. West side residents have just over a mile drive to downtown, and east side residents can walk down West Street or catch the bus at 11th Street and Eureka Way. Folks can fly out of Redding Regional Airport, 10 miles south, to get up and down the West Coast. The airport has flights to major West Coast cities like Los Angeles, San Francisco and Seattle.

Prepping for wildfires
Small brush fires are common in the dry wooded hills around Redding and occasionally become full-blown wildfires. Lakeview is close to the city center, so it's less likely to be damaged by a fire. Still, residents are encouraged to mitigate potential damage from wildfires by removing flammable brush and materials from the perimeter of their homes. It's also essential to have a proper evacuation plan in the event of a fire.
