Suburbs neighboring nature trails and Mt. Shasta Mall
A working ranch until the 1950s, Lema Ranch today mostly consists of protected, sprawling natural space crisscrossed by trails. "Lema Ranch is a big, beautiful outdoor space with walking trails that anybody can use," says Realtor Dennis Morgan with Banner Real Estate, who's lived in Redding since the 1970s. With over 200 acres of public-use open space, this nature preserve takes up a large chunk of northeast Redding and houses the headquarters of the McConnell Foundation, a local nonprofit originally founded in 1964 dedicated to improving the city of Redding and the quality of life of those who live there. "The McConnell Foundation puts a lot into the city. They're one of the main investors in the recent downtown development, and they put so much into education and preservation," says Morgan. Most residents live in the Edgewood subdivision, which lies at the southwest corner of the neighborhood. They enjoy acres of natural space to one side and the city's main activity hubs to the other. Mt. Shasta Mall, the city's largest shopping center, is less than 2 miles west, and Downtown Redding is only 4 miles away, across the Sacramento River.
Suburban homes and rural lots
With natural space to the north and east, most of Lema Ranch's residential streets lie in the southwestern corner of the neighborhood, creating a little pocket of suburbia off of Old Alturas Road. Most homes here are in the Edgewood subdivision. Edgewood streets are wide and quiet, with little to no through traffic, and front lawns are shaded by large oaks and pines. The majority of houses have a driveway or garage, and some even have a pool in the backyard. The community's ranch-style homes and larger Prairie-style, Craftsman and midcentury modern designs range from $350,000 to $600,000. Outside of the Edgewood subdivision, just a little east, the feel is very different. Homes here has a much more rural feel, sitting on red dirt lots of half an acre or larger — some sit along Old Alturas Road, secluded by large trees, while others can be found down long country lanes. These homes range from $200,000 to $400,000.
Walking trails through Lema Ranch
Lema Ranch has 4 miles of walking trails that cover the 200-acre expanse of natural space. The dirt, gravel and paved trails traverse pastures of native grasses studded with manzanita shrubs, western white pines and valley oaks. These trails can be accessed from multiple points throughout the neighborhood. The McConnell Foundation's main building is right in the middle of this open space, on the banks of two large, manmade ponds. These manicured grounds are also open to the public. The foundation reserves the building's meeting spaces for local nonprofit organizations.
Enterprise or Columbia Elementary School District
Lema Ranch is on the line of two school districts. The neighborhood's southwest corner, about half of the Edgewood subdivision, is part of the Enterprise Elementary School District, rated a B-minus overall by Niche. Students in this area go to Mistletoe Elementary, graded a B, for kindergarten through eighth grade. The rest of the neighborhood is part of the Columbia Elementary School District, rated an overall A-minus. These students begin at Columbia Elementary and continue at Mountain View Middle, both graded a B-plus. The entire neighborhood is part of the Shasta Union High School District, rated an A overall. Students round out their education at Foothill High, graded an A-minus. Foothill students can engage with the school's career center to get volunteer opportunities with local organizations like Mercy Medical Center or Turtle Bay Exploration Area.
Retail and department shopping at Mt. Shasta Mall
Mt. Shasta Mall has all the shopping residents could need less than 2 miles from home. This indoor mall has dozens of fashion outlets and larger retailers like Macy's and JCPenney. The mall is part of a larger shopping complex with department stores like Target and Walmart and grocery stores like WinCo Foods. Trader Joe's and Sprouts Farmers Market offer more specialty foods. Plus, there are more stores throughout the plaza, like Home Depot, PetSmart, Best Buy and Dick's Sporting Goods. Shoppers can also grab a bite at fast-casual chains like In-N-Out Burger, or local chains like Theory Coffee Roaster and Roots Juice Bar. Roots has become a Redding favorite for their refreshing acai bowls, juices and smoothies like the Funky Monkey. Taqueria Dos Amigos is one of the center's local eateries, serving authentic Mexican cuisine.
Four-mile drive to Downtown Redding
Sacramento is the closest major city, about 160 miles south on Interstate 5, so most locals work in Downtown Redding or Hilltop. Downtown Redding is a 4-mile drive across the river on state Route 44. Along with two large hospitals, downtown has a growing business scene that's a part of the recent downtown development initiatives. Hilltop, the city's main industrial area, is less than 3 miles south of the neighborhood. Commuters who don't wish to drive can catch the bus less than a mile east at the intersection of Old Alturas Road and Shasta View Drive. For longer trips, Interstate 5 is 3 miles west of the neighborhood, and Redding Regional Airport is 8 miles south. Redding Regional flies to West Coast cities like San Francisco, Seattle and Los Angeles.
Wildfires around Redding
The dry climate and high summer temperatures, averaging around 100 degrees in July and August, can often fuel small brush fires in the mountains surrounding Redding. These can become large wildfires, like the 2018 Carr Fire, which burned many homes in west Redding. Lema Ranch is just 8 miles east of where the Carr Fire began. Fires this large aren't an everyday occurrence, but residents are still encouraged to prevent the threat and spread of wildfires by removing dry brush and combustible materials from the perimeter of homes. It's also crucial to have an established evacuation plan.
