Quiet rural living close to everything in Redding
On the east and west of Interstate 5, about equidistant between Shasta Lake's natural beauty and Downtown Redding's charm, the Oasis neighborhood offers a sparsely residential, semi-rural tranquility. "Oasis is in a beautiful area with a lot of hiking trails and holds on to a small-town feel," says Carol Gage, Realtor with Eden Group, who's been selling in the area since 2016. "And within about 20 minutes, you can reach Whiskeytown Lake to the west or Shasta Lake to the north, which takes your breath away." Redding's attractions are within a short drive, including golfing, fishing and an 8-acre water park. And because I-5 runs right through the heart of Oasis, it's easy to access the rest of California.
Oasis Fun Center year-round, WaterWorks all summer
Fun-seekers can find lots of indoor and outdoor activities at the Oasis Fun Center less than a mile north of central Oasis. Kids of all ages race go-karts, play mini golf and laser tag and enjoy arcade games. Adults and supervised minors can try their hand at axe-throwing. Three miles south, WaterWorks Park is a happening place to cool off in pools with water slides from Memorial to Labor Day. Golfers can join Gold Hill Golf Club in the Gold Hills subdivision just a half-mile down Gold Hill Road from the southeast tip of Oasis. Golfers refresh post-game at The Grille, which features wings, salads, sandwiches and tacos. "If you live in Oasis and you like to water ski or ride Jet Skis in the summer, you go to Whiskeytown Lake," says Gage. "President Kennedy actually dedicated Whiskeytown Lake in 1963 on his last visit to California. And when you go there, you can push a button and hear him talk. It's a really big deal around here." Locals who love winter snow skiing can head an hour north to Mount Shasta.

Midcentury homes to modern builds and lots
Homes in the western half of Oasis are primarily 1960s ranch-styles on half-acre to acre lots, ranging from $260,000 to $320,000. Says Gage, "Back when they were building Shasta Dam, people came from all over the world to work there to make money, so you'll see a lot of small, simpler homes." In east Oasis, the newer Seven Bridges subdivision offers modern two-story homes built in the 2020s, priced between $400,000 to $500,000. "These homes built in Seven Bridges are very special," Gage says. "They're cute on the outside but amazing on the inside. Because it's so hot in Redding, they're built to operate at a very reasonable energy usage. They have heating and cooling in the middle of the floor, and windows are tinted and double-paned." In the Seven Bridges development, tree cover isn't mature along sidewalks, and buildable lots are still empty, but thick tree buffers surround the development's perimeter and across Oasis Road. Streets to the west have a much more lived-in feel, with trees growing tall between homes. Gravel driveways extend off narrow asphalt roads without sidewalks.

Casual Roadrunner Grill, waterfront View 202, Black Bear breakfast
Several small restaurants sit along Cascade Boulevard, parallelling I-5, including The Roadrunner Grill, serving tacos, wraps and fried baskets in a red cabin with patio seating. "In Redding, you can go anywhere out to dinner in minutes, so you don't have to just stay in Oasis," says Gage. "The View 202 sits up high on the Sacramento River, giving you this really beautiful view. And it's usually about 10 degrees cooler on the river." Employee-owned WinCo Foods — which stands for Washington, Indiana, Nevada, California, Oregon — is a 24/7 go-to for groceries. There's also a Trader Joe's at Browning and Hilltop. Both grocers are just a parking lot or two from Mt. Shasta Mall, which is six miles south of Oasis and offers a variety of brand-name retailers.
Roadrunner Grill is a family-owned restaurant that serves the Aloha Bowl in Oasis.
Not too far from Oasis there is a WinCo Foods for the bargain grocery shopper.

A-grade Shasta Union High School District
Public school students in west Oasis attend Buckeye School of the Arts through eighth grade, given a C on Niche, and advance to Central Valley High, which earns a B-plus. In east Oasis, kids start at Cypress Elementary, given a B-minus. Middle schoolers head to Sequoia, which earns a B. Older students advance to Shasta High, which earns an A, within the A-grade Shasta Union High School District. Shasta High offers juniors and seniors an innovative Work Experience course designed to help students excel at their part-time jobs. Throughout Shasta County, students can also apply to attend the charter Redding STEM Academy through eighth grade.
Cypress Elementary School serves k-6th grade students.

Easy access to I-5

Friendly Riverbowl rivalry, holiday Redding Garden of Lights
Since 1993, Oasis sports fans have converged every October at the once-a-year Riverbowl matchup between Enterprise and Shasta High schools. Gold Hills Golf Club members look forward to course events, including the Men's Invitational, Board of Realtors Scramble and Turkey Shoot Tournament in November. From November through January, locals cross the Sundial Bridge at Sacramento River to marvel at the Redding Garden of Lights in Turtle Bay Park's McConnell Arboretum.
