One of Redding’s first high-end communities
From the textbook midcentury modern homes to the spacious lots, it's clear why Sunset is regarded as one of Redding’s most well-established communities. “Sunset is the first place we saw big high-end homes being built in Redding in the 1960s and 1970s, and you can tell by the big trees that it’s now a really well-matured neighborhood,” says Realtor Richard Howe with Better Homes and Gardens Real Estate, who’s lived in Redding since the 1970s. While much of the neighborhood has remained pristine from its conception, many homes on the west side were burned in the 2018 Carr Fire, which covered over 200,000 acres of Shasta County and Trinity County. The area has since recovered and seen the development of new custom homes, adding even more options to an already desired neighborhood.
Midcentury modern homes and secluded mansions
Sunset’s original development consists of two subdivisions: Sunset Terrace and Sunset West. The main difference is that Sunset Terrace is larger, with long winding streets leading back to wooded space along the Sacramento River. Sunset West has fewer streets, and its homes aren’t as close to the river. In both communities, sizeable lots with large trees give privacy to many midcentury modern homes, ranging from $450,000 to $800,000. “It’s hard to find true midcentury homes like these nowadays,” Howe says. “They have the big windows and low roof lines that let in tons of natural light.” At the back of both communities, palatial homes reside on secluded tree-lined lots. Some sit on enough acreage to have large entertainment spaces, pools and tennis courts. These range from $900,000 to $1.5 million. The new development on the west side is called Salt Creek Heights. It has a few streets surrounded by barren dirt land the fire left behind. Residents are taking the opportunity to build contemporary homes ranging from $600,000 to $900,000.
Shasta High School gets an A
The neighborhood is part of the Redding Elementary School District, which is rated an overall B-plus by Niche. Kids begin at Manzanita Elementary, also graded a B-plus. They continue at Sequoia Middle, graded a B. Students round out their education at Shasta High, which earns an A for its career and tech education classes, like robotics and engineering. Shasta’s football stadium is surrounded by mountain views, making it a great place to watch the River Bowl, their cross-river rivalry game against Enterprise High. Shasta is part of the A-rated Shasta Union High School District.
Easy access to the Sacramento River Trail
Multiple trails are easily accessible from the neighborhood’s residential streets. The Sacramento River Trail runs along the neighborhood’s north side. It’s paved for comfortable hiking and cycling on the river’s tree-studded banks. The Buenaventura Trailhead is on the neighborhood’s west side. Hikers can follow this dirt trail to the Sacramento River Trail or split off onto the Middle Creek Trail, which leads farther into the hills. T.R. Woods Park offers suburban recreation in the Sunset Terrace community. It has open lawn space, basketball courts, a playground and shaded picnic tables.
Downtown dining and nearby necessities
Downtown Redding has a selection of eateries and drinking establishments 2 miles west. Older downtown staples, like Woody’s Brewing, are right off Eureka Way. This family-owned brewery has been serving craft brews and pub food since 1984. In the heart of downtown, Market Street has been revitalized into a pedestrian square. Streets were replaced with wide walkways to decrease car traffic, and new commercial spaces are being filled by restaurants like From the Hearth Kitchen and Pie Shop. This regional chain makes sandwiches, salads and pie flavors like salted caramel apple. Old Shasta Coffee Company is a locally owned establishment about a mile from the neighborhood. It’s across Eureka Way from Shasta High, so many students stop in for an iced coffee before class. The Grocery Outlet is less than a mile from most homes for necessities.
Work at three hospitals in the area
Healthcare is a prominent industry in Redding, and there are three hospitals within a few miles of the neighborhood. Vibra Hospital is a small facility on Eureka Way that’s only a mile or less from many homes. Shasta Regional Medical Center has a larger space in the heart of downtown, about 2 miles away. Mercy Medical Center, 3 miles south, is the largest. Aside from medical, downtown’s business scene and employment opportunities are growing with the revitalization of Market Street. Commuters who don’t want to drive can catch the bus downtown on Eureka Way. Residents can merge onto Interstate 5 about 5 miles east for longer trips, like the 165-mile drive south to Sacramento. Redding Regional Airport, just over 10 miles away, flies to cities like Los Angeles, San Francisco and Seattle.
The 2018 Carr Fire
Many homes on Sunset’s west side were burned in the 2018 Carr Fire. This wildfire burned hundreds of homes in northwest Redding, Shasta County and Trinity County. While the community has recovered as best they can, fires are an ongoing problem in the region. Residents, especially those near natural spaces, are encouraged to create a defensible space around their homes by removing dry, combustible brush and materials to cut off a fire’s fuel supply. It’s crucial for residents to have an evacuation plan ready before a fire gets too close.
