Condos and suburbs within a mile of Mt. Shasta Mall
Tanglewood offers a mix of living spaces on the north side of Mt. Shasta Mall, Redding’s largest shopping center. “Out of all those communities above the mall, I think Tanglewood is the coolest place to look right now. It’s got some nice condos that you can walk to the mall from,” says Realtor Dennis Morgan with Banner Real Estate, who’s been selling in Redding since the 1970s. Most neighborhoods around the mall are large suburban developments. Tanglewood has those too, but it also has a collection of condo communities closer to the mall. This means that residents can be less than a mile from shopping and dining, whether they want suburban space in the neighborhood’s north end or the amenities of a condo in the south end. The location is also convenient for commuting. “From here, most folks work right down the road in Hilltop, which is really convenient,” says Morgan. Hilltop, just 2 miles south, is home to many industrial businesses. Plus, Interstate 5 runs along the neighborhood’s west side.

Mt. Shasta Mall down the road
Mt. Shasta Mall, the city’s largest shopping center, is on the neighborhood’s south side. It’s about a mile from many homes, and the closest condos are walkable. The main indoor mall has dozens of outlets and retailers like Macy’s. The surrounding plaza has more stores like Target, Walmart, Trader Joe’s and Home Depot. Redding Sports is one of the center’s local stores. This sporting goods store has been locally owned since 1988. It’s a popular spot for mountain bikers and hikers to get outfitted for seasonal gear. Next door, Taste & See Creamery combines the classic ice cream shop with a social coffee house vibe. They source high-quality ingredients for their espressos and inventive ice cream flavors like balsamic roasted strawberry and brown sugar Madagascar vanilla. Leiz House is another local spot that serves spicy seafood boils and Vietnamese pho.
Shoppers can rejoice with wealth of resources just to the south of Tanglewood.

Live in a condo community or the Highland Park subdivision
The neighborhood’s main artery is Mission De Oro Drive, which begins at the mall’s north side and ends in the Highland Park subdivision. Condo communities branch off the south end of the road. Those closest to the mall are older, built in the 1980s. Mediterranean-inspired red tile roofs and amenities like pools and parking spaces are customary. These units range from $200,000 to $250,000. Larger and newer Mediterranean-style townhouses are on Tanglewood Drive. Along with more interior space, these townhomes have their own driveways, back patios and a bit of grass in front. They range from $350,000 to over $400,000. The Highland Park subdivision takes up the neighborhood’s north end. Its winding streets and cul-de-sacs give seclusion from the nearby interstate. Residents can walk on the tree-lined sidewalks to multiple park spaces and walking trails to the north. Homes have wide front drives and grassy backyards, many with enough room for a pool. The community’s midsize ranch-style and larger New Traditional homes range from $350,000 to $700,000.

Short drive to Boulder Creek Elementary
The neighborhood is part of the Enterprise Elementary School District, which is rated a B-minus overall by Niche. Kids go to Boulder Creek Elementary, graded a B, for kindergarten through eighth grade. It’s about a mile from many homes. Students round out their education at Enterprise High School, graded a B-plus. Enterprise's work experience program allows students to earn class credit while working a part-time job. River Bowl, the cross-river rivalry with Shasta High, is a must see football game in late October. Enterprise High is part of the Shasta Union High School District, rated an A.

Suburban playgrounds and nature trails
The neighborhood’s Highland Park subdivision has two parks. Vista Ridge Park, in the community’s south end, has a playground, basketball court, lawn space and shaded picnic tables. Highland Park Neighborhood Park is on the community’s west side. It has similar amenities but more lawn space for games and playing fetch with four-legged friends. There’s also a 30-acre nature preserve on the neighborhood’s north end. The Boulder Creek Bridge Trail offers a couple of miles of gravel and paved surface for walking and biking through the space. Temperatures can average around 100 degrees during July and August, so folks often stick to indoor activities like walking around Mt. Shasta Mall. Most of the neighborhood’s condo communities have pools to cool off in.
The kids can burn off energy at the Vista Ridge Park playground.

Two-mile commute to Hilltop
Most neighborhood commuters work in Hilltop, the city’s industrial center. It’s no more than 2 miles south on Hilltop Drive or Churn Creek Road from any home. Locals also have a 3-mile commute to Downtown Redding by driving south and crossing the river on state Route 44. Those who don’t want to drive can catch the bus to Hilltop and downtown on Hilltop Drive or Browning Street. Interstate 5 runs along the neighborhood’s west side for longer drives. Redding Regional Airport is less than 10 miles south. It flies to West Coast cities like Los Angeles, San Francisco and Seattle.
Evacuating for wildfires
Redding’s high summer temperatures and dry climate can fuel small brush fires in the hills surrounding Redding. These can become large wildfires, like the 2018 Carr Fire, which burned many homes in west Redding. No homes in Tanglewood were burned, but the flames were just a couple of miles away, close enough for residents to evacuate. In these instances, it’s important for residents to have an established evacuation plan. To prevent future disasters, the city encourages folks to create a defensible space by removing dry, combustible brush and materials from the perimeter of their homes. This keeps fires from encroaching on communities by cutting off their fuel supply.
