Laid-back South Bay city with popular pier and marina

One of South Bay's three beach cities, along with Hermosa Beach and Manhattan Beach, Redondo Beach is divided into North Redondo inland and South Redondo along the ocean. Jewels like the walkable Esplanade, Redondo Beach Pier and Hollywood Riviera’s Village, dubbed "the Riv," are all part of the city's appeal. "Redondo Beach is a bedroom community for much of greater LA and even Orange County," says John Novak, Realtor with Beach City Brokers, who's been selling in the area since 2014. "People have been moving here from other beach cities for wider streets and a slower pace that’s more in line with their needs." Not only is the easygoing nature of Redondo Beach a draw for notables and athletes, it's also convenient to aerospace, marine and automotive employers such as Northrop Grumman and Honda, which is headquartered in South Bay. Novak explains that professionals and business owners in Redondo Beach get the same beach lifestyle found in other high-end cities at a comparatively lower cost. The city's temperate coastal climate means cooler summers and warmer winters than in cities farther inland. "I love all the South Bay beach cities," Novak says, "but Redondo Beach has its own vibe. No matter where you go, it's relaxed and laid back. In other beach cities, you might have more of a showy culture, where people are looking to see who's driving the Lambo. In Redondo Beach, it's just chill. The dress code is more casual. And if you're a celebrity, you can sort of just disappear. Famous people don't get hounded." Major grocery and pharmacy resources are available citywide, while Kaiser Permanente South Bay Medical Center — named one of U.S. News & World Report's Best Hospitals for Maternity Care in 2024 — is less than 7 miles from South Redondo. Lakers and Dodgers fans can reach The Staples Center and Dodger Stadium within a 20-mile drive. "Redondo Beach is the largest city in South Bay, so it has all its own services like fire, police, library system and public works," says Molly Hobin Williams, Realtor with Bayside Real Estate Partners, who's been selling in the area since 1981. "And it's the best value at the beach up and down the coast, especially in the LA area."

Sought-after beach homes at a better price

Novak says because of the influx from other areas, there's a noticeable shortage of homes in Redondo Beach. "A good house sells fast here. And it's consistently been strong in Redondo Beach, even during the lowest dips across the U.S. in recent years. Redondo Beach rebounded rapidly to record numbers after the lull." The city’s one compact mobile home community offers homes around $200,000, while an assortment of condos and townhouses range from $800,000 to over $2 million. Single-family homes vary from Spanish stucco to geometric new builds and can ask between $1.5 million to nearly $4 million. "Home styles in Redondo Beach aren't set like in parts of Palos Verdes," says Novak. "There's great flexibility and freedom and it shows up in the variety of architecture. You'll even see a lot of East Coast contemporary or Nantucket styles." Redondo Beach’s median home price of around $1.5 million is around half the nearly $3 million median in nearby Manhattan Beach.

Oceanfront fun at Redondo Beach Pier, boating at marinas

The signature U-shaped Redondo Beach Pier is the social hub for music, nightlife and festivals, where locals and tourists dine, fish and hang out on the water. "Just up from the pier, Redondo Beach Marina is the only public marina in South Bay," Novak adds. "If you're into any type of watercraft, you'll see it here. There’s a lot of sailboats, paddleboarders, divers — even an outrigger canoe club. There's also a great history of fishing off the pier or dolphin watching from boats. It's right next to the Palos Verdes Peninsula, so you’ll see people boating or paddling around the peninsula." Just 2 miles north of harbor marinas, there’s a 5-mile bike beachside path known as The Strand. The Redondo Beach Esplanade is a several-mile paved scenic pathway for oceanside walks. Nine city parks offer ample recreation space at teen and senior centers, Little League sports fields, playgrounds and dog parks. The Redondo Beach Historical Museum at Dominguez Park houses a collection of Redondo Beach memorabilia and artifacts in a turn-of-the-century Victorian with a courtyard rose garden.

A-plus Redondo Beach Unified Schools

Redondo Beach Unified School District gets an A-plus on Niche, as do 11 of its 12 schools. "Redondo Beach schools are a big draw," says Williams. "I would put them right on par with schools in slightly more expensive Hermosa Beach and Manhattan Beach and actually ahead of them in sports. They also have a great theater program, and kids seem to like it there. Everyone always says they just love Redondo Union." Half a dozen private schools are in or near the city, including the A-minus Fusion Academy South Bay, known for nontraditional 1-to-1 instruction. At California State University Dominguez Hill, 9 miles east, the world-class Dignity Health Sports Park is an official U.S. Olympic training site.

Shop and dine along Redondo Beach Pier or in Riveria Village

More than 30 restaurants, candy stores and bars overlook the ocean along the Redondo Beach Pier. In the Hollywood Riviera community, Novak says, "You have sweeping views and a great culinary scene where you can get sushi, French, Mexican, just a lot of variety. During the pandemic, the Riv had to adapt to al fresco dining, and they've pretty much kept it that way. Whereas other parts of LA went back indoors, here you keep that connection to being outdoors in the best climate in the world." Riviera Village is a walkable charmer with hundreds of galleries, salons, boutiques and restaurants just two blocks from the sand. Home chefs, artists, fashion seekers and foodies head to the Riv for everything from brand names to consignment treasures to gourmet indulgences. Breweries, coffee shops and sports bars are all part of the experience. Every Sunday, the Riviera Village Farmers Market sells local produce, décor and seasonal goods. Half a dozen neighborhood plazas make errands easy, and the indoor South Bay Galleria in North Redondo is being considered for redevelopment into a live-work-play urban village.

Convenient interstate access, new LAX train coming

"The oceanfront here was always a draw," Novak explains. "A long time ago, there was a train that would go right to the pier. And now, like when people relied on streetcars to get places, we're getting a bit of that connectivity back. There's a new rail coming into the area. And a people-mover at LAX will connect to that rail, ending in Redondo Beach." The Automated People Mover train plans to open in 2026, offering direct commutes to the Los Angeles International Airport from the Redondo Beach Station. South Redondo is divided by Pacific Coast Highway 1, and North Redondo sits between the PCH and Route 107, which connects to Interstate 405. It's about an 8-mile trip to LAX, 20 miles to downtown Los Angeles and 45 miles south to the Irvine Spectrum Center. The drive into downtown LA can sometimes take up to an hour and a half during morning and evening weekday rush hours. Beach Cities Transit buses serve the entire South Bay.

Low crime rate getting lower, sea level rising

According to FBI data, Redondo Beach's steadily declining violent and property crime rates per 100,000 people between December 2022 and 2023 are pretty much in step with rates in Manhattan Beach and Hermosa. From December 2022 to December 2023, violent crime rate dropped from 67 to 47, and property crime rate fell from 263 to 194. These rates are significantly lower than in Los Angeles, where the violent crime rate is nearly 70% higher, and the property crime rate is around 25% higher. Sea levels are expected to gradually increase all along coastal California due to climate change. Storm surges flood the International Boardwalk just north of the pier a handful of times a year, so city officials are considering elevation and relocation options for paths and businesses on the water.

March Festival of the Kite and Riviera Village Summer Festival

Since the 1970s, Redondo Beach Pier has hosted one of Southern California's longest-running kite festivals. The Festival of the Kite fills most of a March Sunday with dance performances, live music, face painting and contests. And every June since the 1980s, Riviera Village has hosted the Riviera Village Summer Festival. This three-day event brings together hundreds of exhibitors and booths, live music, an international food court, carnival rides and a wine and beer garden.
