If you’re looking for the waterfront views comparable to those of Seattle, a vibrant shopping scene on par with Bellevue, and a suburban quiet unique to this part of King County, Renton’s Lower Kennydale neighborhood offers all of these within its small boundaries.

Kennydale owes its origins to Seattle’s population boom at the dawn of the 20th century, partly caused by the Klondike Gold Rush. The developer struck gold when he cleared this lakeside stretch and named it after his wife’s maiden name, Kenny; Kennydale has become one of the Seattle metro area’s most up-and-coming neighborhoods in recent years. Commanding views of Lake Washington and easy access to major parks have beautified Lower Kennydale, while adjacency to Interstate 405 has transformed Lower Kennydale into a commuter hub.

Lower Kennydale’s housing market reflects the neighborhood’s origins and growth. Realtor Ade Juwono of Realty Executives says, “The housing is a mixture of homes from the 1900s and 1960s, with some modern houses; about five years ago, Kennydale became really popular.” Home styles from ranches to colonials and contemporary residences line Lower Kennydale’s streets. Juwono adds, “You have houses with older character, as well as modern houses, and sometimes homes on the hill overlooking Lake Washington.” Lower Kennydale’s scenery and variety of housing styles have helped forge a booming housing market. “Within Renton, Kennydale is the most popular neighborhood; it’s housing median of $950,000 is much higher than Renton’s average of $750,000,” Juwono says. “Kennydale’s median was once $600,000, showing how much we’ve grown in the past five years.”

Residents of Lower Kennydale can leave their quiet neighborhood to enjoy the vibrant shopping and dining scenes of Downtown Renton to the south. Juwono relates, “To shop and eat, you want to go to the Landing. You can watch movies, there’s a great bubble tea spot, there’s Dough Zone, and The Rock wood-fire pizza, and you’d better check out Vino if you like wine and happy hour.” In addition to a wealth of culinary options, The Landing also houses a Target, a Marshalls, and a Lowe’s for all your home needs. The Landing, like Lower Kennydale, is undergoing its own revival. Juwono says, “The newest addition around the landing, Topgolf, is the first one in Washington; if you like golfing, you will like this place. It has climate control, good food, and good music; you just need to go with good company!”

Lower Kennydale’s parks offer a great degree of local recreation, from the waterfront Gene Coulon Memorial Beach Park to the inland trails of May Creek Park. Juwono says, “Coulon Park has a public boat launch for Lake Washington, and Coulon and Kennydale Beach Park are both awesome for Fourth of July fireworks.” Meanwhile, May Creek Park is home to winding trails that allow for hikers to explore Creekside nature and take in the beauty of the Pacific Northwest.

Students attend the “B”-rated Kennydale Elementary School, the “B”-rated Risdon Middle School, and the “A-minus”-rated Hazen High School. Hazen High has made a name for itself as one of the most diverse, college-preparatory, and academically-excellent schools in the state.

Kennydale commuters have easy access to the Seattle metro area’s major urban centers. Juwono says, “Interstate 405 is right between Lower and Upper Kennydale, and it takes you to both Bellevue and our SeaTac airport within 15 minutes and Seattle in 30 minutes.”

From scenic views to strong schools, and from commercial opportunities to commuting conveniences, Lower Kennydale has it all.
