Surrounded by the park it’s named after, Richardson’s Crowley Park offers a tranquil suburban experience with access to the great outdoors and amenities. Four miles from Downtown Plano and north of Garland, the northeast Texas community is close to parks, nature preserves and an extensive trail network. And the city of Richardson makes a point to dot the entire area with thousands of wildflowers, an annual tradition for over 30 years. “There are a lot of mature trees and landscaping and amazing parks,” Drew Burges, Realtor for Keller Williams Realty Dallas-Preston Road and native Texan, who has served the area for over 12 years. “It’s a beautiful area.” Proximity to several highways provides access to amenities and the rest of the Dallas-Fort Worth Metroplex. “It’s very conveniently located,” says Burgess. “You’ve got Plano schools, which are great; you’re close to shopping and dining; you’re right between major highways that get you to Dallas easily. You’re getting the best of all worlds.” Crowley Park also has a strong sense of community, with an established neighborhood association that unites restaurants with celebrations and neighborhood projects.

A 60-acre community park, nature preserves and a trail network
The 60-acre community park, which the neighborhood is named after, has two playgrounds, trails, a pond, a basketball court and a baseball field. The park is known for its wildflower gardens and wildflower-lined trails. Planting wildflowers has been part of a larger city project called Operation Bloom Town since 1990. The city parks department plants 45 acres of wildflowers yearly in municipal parks, the City Hall campus and along street medians. Three miles northwest, the 9-acre Foxboro Park offers picnic space, paved multi-use paths and natural forested areas. Stretching over 400 acres, Breckinridge Park is 3 miles east and features nature trails on the west side, two pavilions, 12 soccer fields, four baseball fields and three ponds. The park also provides multi-use trails and several natural areas, which are also a popular spot for viewing wildflowers in the spring. The public Sherill Park Golf Course is less than 1 mile west and provides an 18-hole and 9-hole course, lessons and a golf league. Spring Creek Nature Area Trailhead is less than 3 miles to the west. The protected land is filled with 100 acres of hardwood forest, a pedestrian bridge over the creek and a trail linking it with the Galatyn Woodland Preserve and Foxboro Park. Lookout Park spans 25 acres and includes three soccer fields, climbing structures for kids and a heavily wooded trail that links the Owens and Lookout trails. The city’s trail system stretches 87 miles; much of it is accessible from the surrounding parks near the community.

Ramblers and traditional brick homes for under $700,000
Towering oaks line Crowley Park’s quiet streets. The established neighborhood is filled with ranch-style homes and traditional brick two-story houses. Most properties were built in the early 1980s and range from the mid-$300,000s for a 1,700-square-foot three-bedroom to the low-$700,000s for a renovated 3,500-square-foot four- or five-bedroom. Lot sizes are around 9,500 square feet on average, but some dwellings have lots over a quarter acre. All houses have rear garage parking and well-landscaped lawns, and higher-priced homes have in-ground pools. Despite its location beside a busy highway, Crowley Park remains a quiet neighborhood, and residents tend to stay for the long haul. “There’s a very low turnover rate here,” says Suzy Phillips, a Realtor at Coldwell Banker Realty - Frisco, Texas, and a lifetime resident of the area. “People stay because it’s so peaceful. Commuters don’t cut through the neighborhood, so you’re likely to only see locals on the road.” Apartment complexes closest to the freeway create a buffer for any noise. Residents are within walking distance of the community park.

Surrounded by shopping and dining
Most shopping and dining options are off President George Bush Turnpike and Jupiter Road. Besa’s Italian Restaurant is a popular family-owned spot known for its stromboli, chicken parmesan and thin-crust pies. Locals love the bison burgers and sweet potato fries at Liberty Burger Richardson, a casual eatery with a patio. Texas is an upscale steakhouse in a state-themed bi-level space. Crowley Park schools make the grade
Plano Independent School District serves the area, which is ranked the 13th-best district in the Dallas-Fort Worth area. “The area is very popular with young families because of the schools,” says Burgess. Students can attend Mendenhall Elementary, which offers a Lego League and has a B-minus on Niche, followed by Otto Middle, which earns an A. For ninth and 10th grades, kids may attend Williams High School, a B-rated school with a Health Sciences Academy. Students may finish their primary education at Plano East Senior High School, which scores an A-plus and offers a hockey club and softball and football teams.

A neighborhood association that celebrates
Crowley Park Neighborhood Association plays a vital role in bringing the community together. The group hosts a Fourth of July parade, an international potluck in April, a spring fling mixer in March, ice cream socials, an annual fall festival and trunk or treat in October at Crowley Park and pictures with Santa event in December. The city of Richardson also hosts various events with The Wildflowers! Arts & Music Festival being the most popular. A tradition since 1993, the two-day celebration is held at the Galatyn Park Urban Center in May. It features national music acts, local and regional bands, a student art and music contest and vendors. The city also hosts Pawtoberfest, the Cottonwood Art Festival in October, an annual Christmas Parade and Santa’s Village at Huffhines Park in December.

President George Bush Turnpike runs along Crowley Park’s north and eastern edges, connecting Highway 75 and Interstate 635. Both routes provide access to the rest of the area. The heart of Richardson is 6 miles away, Downtown Plano is 4 miles away, and Dallas Love Field Airport is a 19-mile drive. Dallas Area Rapid Transit provides public transportation, and bus stops are up and down Jupiter Road. DART also has a light rail station at the CityLine shopping mall, less than 3 miles from the community. Methodist Richardson Medical Center is the closest hospital, less than 2 miles east.
