The Richland neighborhood offers a blend of suburban comfort and historical charm, with its history as both a steel town and an agricultural hub still on display. Situated in Cambria County, this community combines modern amenities with a rich local history dating back to its establishment in the 19th century. Beyond just the serenity and atmosphere, however, is also access. "It's really the center for shopping and dining in Johnstown," says Michele Haschak, Realtor with Berkshire Hathaway HomeServices and resident of the area for over 30 years. "You have all the commercial options nearby, so it's really convenient."

Traditional styles with loving renovations

Richland features a variety of housing styles, most of which are traditional in nature. Prospective homebuyers will find plenty of split-level, ranch-style and National homes throughout the neighborhood. Prices in Richland range from about $85,500 to $200,000 for traditional homes, while more modern or more heavily renovated homes - typically much larger and sitting on several acres - range from $275,000 to $600,000. "You won't find a whole lot of new construction in the area," says Haschak. "But you will find a lot of nice ranches and other traditional styles, and they've usually been taken care of or renovated." Many of these renovated homes are historic in nature and reflect the neighborhood's founding. The homes are well-maintained properties with spacious lots and mature landscaping. Additionally, Haschak notes, "Taxes in the area are really cheap, some of the cheapest in the state. That's definitely part of the appeal."

Richland schools earn high marks

The Richland School District serves the area, and students can begin at Richland Elementary School for kindergarten through sixth grade. The school earns an A-minus from Niche. Students can then move on to Richland High School, which receives a B-plus, and has a student-teacher ratio of 14-to-1. The University of Pittsburgh at Johnstown and Pennsylvania Highlands Community College are located nearby.

Commuting on U.S. Route 219 and the Johnston Parkway

Major routes like U.S. Route 219 and the Johnstown Expressway are easily accessible, facilitating convenient travel to nearby towns and cities. Public transportation is available, with bus services connecting Richland to other parts of Johnstown and the surrounding areas. John Murtha Johnstown-Cambria County Airport is less than five miles away from the township, while Johnstown proper is less than 10 miles.

Hiking in Highland Regional Park

Richland offers several parks and recreational facilities for outdoor activities. Highland Regional Park features walking and hiking trails, sports fields, playgrounds and picnic shelters. Powell Stackhouse Park in Johnstown offers over 250 acres of accessible trails and natural beauty, enhancing the area's outdoor appeal. Additionally, the nearby Johnstown Inclined Plane, the world’s steepest vehicular inclined plane, offers unique recreational opportunities and stunning views of the surrounding area. The Inclined Plane is a historic landmark that once served as a means for residents to escape floods and now serves as a popular attraction for both residents and visitors. Temporarily closed for renovations, the project was over 90% complete as of July 2024.

Shopping and dining at the Galleria Mall

Residents of Richland have a variety of dining and shopping options, with the nearby Galleria Mall being a major shopping destination featuring a range of restaurants, boutiques and major retailers like Boscov's. Additional retail options include Walmart Supercenter, Best Buy, and Home Depot. Local dining favorites include Nyko’s Restaurant, known for its eclectic sushi menu and inviting atmosphere. El Jalisco, which serves authentic Mexican cuisine, is another local favorite. Residents can restock the pantry at nearby Giant Eagle, the neighborhood's go-to grocery store. The Richland Town Centre is home to popular chain stores and restaurants such as Panera Bread, Ulta Beauty and TJ Maxx.
