Diverse housing styles on quiet streets

Meadow Springs’ homes feature a variety of designs, ranging from classic ranch-style homes to postmodern, New Traditional and Tudor Revival styles. Most of these homes sit along the winding Greenbrook Boulevard and Bellerive Drive, although side-streets contain single-family residences, condos and apartment complexes. Most single-family homes range from $400,000 to $630,000, and they tend to ring around the golf course. Some custom builds with lot sizes up to nearly 4,500 square feet are valued between $1.1 and $1.23 million, and these residences sit at the southern and western fringes of Meadow Springs. Condos can sell for between $190,000 and $410,000, while townhouses go for between $315,000 and $525,000. Meadow Springs’ single-family homes often have small, leafy front yards and larger back yards with spacious, paved driveways. Some homes have trees in their front yards, but there isn’t much shade during the hot summer months for strolls along the neighborhood’s sidewalks.

College-focused education at Richland High

Students can start their education at Badger Mountain Elementary, which receives a B-plus rating from Niche, before attending the B-rated Carmichael Middle and B-plus-rated Richland High Schools. Richland High offers a “Running Start” dual enrollment program in which students can earn free college credit from Columbia Basin College in Pasco, as well as career and technical education programs in fields from agriculture to STEM.

Golfing and going to the park in Meadow Springs

The Meadow Springs County Club is central to the community. Founded in 1973, this private membership club offers a par-72, 18-hole championship course, racquet courts, a pool and fine dining in the clubhouse. All of Meadow Springs’ residents can visit Claybell Park, located across Broadmoor Street from the country club. “Claybell Park is busy because it’s cool and popular,” says Richland Community Center Director Terri Wood. “Claybell Park is one of Richland’s more recognizable parks; you can play pickleball, tennis and basketball. We also have pop-up playdays there, where we bring in a trailer full of yard toys and pop up in the neighborhood park.”

Unique flavors and abundant shopping

Meadow Springs’ location along Gage Boulevard puts residents just a few blocks away from local grocery and restaurant options. At the neighborhood’s northwestern edge, shoppers can pick up their groceries from Safeway, while the neighboring Greek Islands Cuisine restaurant is popular for both dine-in and takeout Greek fare and pizzas. Beyond the eastern end of the neighborhood, dozens of restaurants and shops provide locals with ample opportunities to explore unique flavors. One of the Tri-Cities’ most famous restaurants is Boiada Brazilian Grill, which opened in 2019 and has quickly become a go-to for family and work events for all-you-can-eat Brazilian barbecue. A Costco sits just across the boulevard, while at the boulevard’s intersection with Center Parkway, the Columbia Center shopping mall continues to draw large crowds to its clothing stores - including JCPenney and Old Navy – and its food court.

Traveling around the Tri-Cities

Most Meadow Springs residents drive, making use of Gage Boulevard and State Route 240 to get around the Tri-Cities area. The 123 bus ferries commuters up and down Gage Boulevard, providing access to the Columbia Center and other shopping. The Trios Care Center, one of the Tri-Cities’ major healthcare centers, is just a 3-mile trip down Grandridge Boulevard or Deschutes Avenue.
