Richland

In Richland, a township 50 miles north of Philadelphia, you'll find a rural suburban community offering convenient amenities.

Across the township, you'll find various housing options to fit your needs and budget. Surrounding the towns of Richland and Quakertown, you'll find suburban community developments with recently constructed traditional homes. Closer to the longstanding community of Richlandtown, there are Victorians with wrap-around porches and ornate Dutch Colonials. There are also rowhouses and townhouses closer to the town centers. On the edges of the township, you'll find acres of pastoral green farmland, with farmhouses and estates scattered throughout. The more suburban areas have well-maintained sidewalks that you can use to walk your dog or go on a morning jog. Other residential enclaves may not have sidewalks, but they're close to various neighborhood parks. When buying here, you'll find a very budget-friendly market, with a townhouse or rowhouse going for $250,000, Victorians and Dutch Colonials going for about $325,000 and suburban traditional costing around $400,000. Farmhouses and estates cost around $650,000.

Students in the area attend Quakertown Community School District, including Neidig Elementary School, which has an overall B on Niche. In addition to the school's excellent academics, parents will be pleased to know the school offers before and after-school childcare. At Strayer Middle School, which also has an overall B on Niche, students can participate in the school's music program or Art Council for activities that look good on future college resumes. Quakertown Community High School has an overall A-minus on Niche. It's known for offering a few different academic pathways to personalize students' education. Pathways include STEM, Education, Marketing and Arts/Humanities.

Situated in rural Pennsylvania, you're surrounded by acres of wildlife and outdoor recreation spaces. At Robert Keller Park, you'll find a neighborhood green space with pickleball courts, a playground and a walking loop shaded with trees. Nearby, Veteran's Park is a cozy outdoor area on the edge of the woods with a nature trail, ball fields and a playground. Soccer enthusiasts will spend time at Quakertown Sports Complex, an extensive sports area with various soccer and lacrosse fields for club and pickup games. If you're a fan of art, go on a tour of artist Steve Tobin's outdoor sculpture garden, which features his massive, whimsical sculptures. If you want to exercise indoors, you're about 4 miles from the Quakertown Branch of the YMCA of Bucks and Hunterdon Counties.

The township is centrally located within Bucks County, putting you about 15 miles from Allentown, about 50 miles from Philadelphia and about 8 miles from the 476 Highway. This major highway connects you to Interstate 76, which you can then take into Philly. When you need to travel further, you're about 20 miles from Lehigh Valley International Airport in Allentown and 60 miles from Philadelphia International Airport. Along North West End Boulevard, get daily necessities like groceries at GIANT or Walmart and healthcare services at Saint Luke's Hospital.

North West End Boulevard is also where you'll find most of the township's dining, retail and entertainment. At Richland Marketplace, there are big box stores like Target and Ulta. At Trainer's Corner, there are even more big box retail shops like Michael's and Kohl's. Thrifters and antiques enthusiasts will enjoy the Quakertown Farmers Market and Flea Market. Open on Fridays, Saturdays and Sundays year-round, you can browse over 100 indoor vendors and up to 400 outdoor vendors here. On weekend nights, hit up Earl Bowl Lanes for a few bowling games or head to Richlandtown for dinner at Alcamo, an Italian restaurant and pizzeria. Finish your night with a sweet treat from Grida's Ice Cream.

With all the retail, dining and entertainment here, Richland is a rural suburban township that still offers plenty of conveniences.
