Belding Woods is laid out on a classic grid where the streets are lined with single-family homes, duplexes and small, multi-family buildings built in the early 20th century. The most common designs are modest ranch-style homes and Craftsman bungalows, known for their exposed beams and wide front porches. Tudor Revival homes with steep rooftops and half-timbering can also be found here. The homes here are on the smaller side, typically ranging from 1,200 to 1,500 square feet, as are lot sizes. Fenced-in backyards with shaded patios give families space for a cookout with friends. Prices range from around $400,000 to $700,000, putting it well below the East Bay average.

A few blocks south of Belding Woods is Unity Park, a recently renovated park with public art and a community garden. It’s also an access point to the Richmond Greenway Trail. Residents head to Wildcat Park, where meadows, forests and hiking trails are situated on wide-open East Bay hillsides.

Getting around the East Bay by rail, car or bus
Belding Woods is home to the Richmond BART station, where residents can hop aboard the train and travel all over the Bay Area. The BART runs as far south as North San Jose and continues east to the distant suburbs of the East Bay. Once known for its high crime rates, Richmond has steadily reduced crime with a slate of new programs, including an Office of Neighborhood Safety and a Community Police Review Commission. There are lot more families living here,” Davis says.
