Secluded master-planned community in the East Bay city of Richmond
Carriage Hills is a contemporary master-planned community surrounded by the rural terrain of western Contra Costa County. Located in Richmond, this relaxed neighborhood offers quiet suburban living directly north of Oakland on the outskirts of the East Bay. “Carriage Hills is a pretty big development where you will find pretty big houses. It’s also just a very nice area that’s right in the Sobrante Ridge, so you have access to all of these natural spaces around you,” says Joe Reichert, a local Realtor for 17 years with Keller Williams Realty and lifelong Bay Area resident. “Just like El Sobrante Hills to the west, it can feel a little rural, but it’s also a great location for backroads. These make it much easier to get around to other East Bay communities, so that’s a big appeal.” Plus, Carriage Hills has a 1 out of 10 crime score from the CAP Index, which is lower than the national average of 4.

Multi-level custom homes and multiple subdivisions
The neighborhood’s well-maintained streetscapes feature primarily spacious multi-level custom homes built in the late 1980s. These homes primarily display contemporary designs, often with Mediterranean accents. Private driveways, quaint front yards and ample garage spaces populate this subdivision-style development, comprising Carriage Hills North, Carriage Hills South and Castro Heights. Each subdivision community in Carriage Hills has its own homeowners’ association, and monthly fees range from the low $100s to the high $300s. Custom landscaping is also common, and the homes have spacious backyards. Three-car garages are an important feature, given that the neighborhood is almost entirely residential and driving is required to access shops, eateries and other everyday needs. Most homes have four bedrooms, although there is a cluster of three-bedroom options, and the houses average more than 2,200 square feet of interior space. Home prices typically range from $900,000 to $1.1 million.
