The suburban community of Hilltop Village is named for the steep, scenic terrain it's built on. Located in Richmond, about 15 miles north of Oakland, the neighborhood is centered around a 35-acre park and a once-bustling shopping mall. “It’s a quiet neighborhood with tree-lined streets and the location is great,” says LaDonna Azagra, Realtor at Compass and frequent local seller. “We see a lot of small families and first-time homebuyers.”

Condos, townhomes and spacious contemporary homes
Hilltop Village houses are situated along streets dotted with old oaks and maples and skirted with well-maintained sidewalks. Prices start around $400,000 for a two-bedroom condo, while townhomes list for around $600,000. These multi-family residences date to the 1980s and 1990s and may need updating. Prospective buyers will also find subdivisions of spacious contemporary homes. These sought-after spots don't come on the market often, but when they do, they list for between $800,000 and $1 million. “Hilltop Village has a resort feel with its own tennis courts and a swimming pool,” says Sam Cheng, an agent with Coldwell Banker, who works in the area. The market is relatively competitive with homes staying on the market for an average of 36 days, which is below the national average.

Five miles radius for shopping and dining
The Shops at Hilltop shopping mall had been the centerpiece of the neighborhood and a retail haven for Richmond but nearly all of its stores have closed. Currently, it’s only stable tenants are Walmart and 24-hour Fitness. The site was purchased a few years ago, and the new owners are working with the city on redevelopment plans. Hilltop Plaza is right across the street and features a Cinemark movie theater in addition to several restaurants and chain stores. Taqueria Maria is a local go-to for authentic Mexican cuisine, while apparel can be found at Ross and dd’s Discounts. Just outside the neighborhood is a Target and an ACE Hardware.

De Anza Senior High is the last stop for public school students. The school gets a B-minus grade with high marks in Niche's college prep category. Those seeking an alternative to public school might consider Summit Tamalpais, a tuition-free charter school serving students between seventh and twelfth grade. It gets a B-minus grade from Niche.
