Richmond neighborhood springs up around WWII homes
Blocks of bungalows built during World War II line the gridded streets of the North & East neighborhood in Richmond. The city of Richmond holds the distinction of having built 747 ships during the war, more than any other location, and workers streamed in to meet the demand during those years. Now the neighborhood of North & East offers modest homes, a strong community built around arts and history and public transportation that eases travel throughout the region. “Richmond was built so crew members could live here, so it doesn’t have a lot of fancy houses. You have smaller houses, but bigger lots,” says Anil Babu Aryal, Realtor with PCH Realtors who specializes in the Richmond area. “It’s close to high-priced neighborhoods and close to San Francisco but still affordable, and commuting is a good option. There are two BART stations – you can take the train all the way to the airport.”
North & East homes are typically a variation on the ranch style.

Community arts thrive
North & East is building on a history of arts in the community with a plan for a “Richmond Arts Corridor” to fill empty buildings with studios, shops and live/workspaces. The Civic Center Plaza in the southwest corner of the neighborhood includes the Richmond Art Center, which offers classes in ceramics, printmaking, drawing and other mediums. In operation since 1936, it is one of the first examples of American civic centers that have operated an arts center, says Amy Spencer, community engagement director for the center. Its holiday arts festival has been running for 62 years. “It’s a free event that brings in over a thousand people,” says Spencer. “There’s a marketplace and exhibits, and this year, we are highlighting a zine zone.” The NIAD, an art studio for people with disabilities, offers classes nearby. The RYSE Youth Center has recently expanded its programming, offering art and cooking classes, college and career guidance and free food. In the northern area, the West County Salesian Youth Club provides teen mentoring, supervised after-school activities and sports clinics for area kids.

Modest homes with fenced in yards
Mediterranean and Spanish-influenced bungalows are along the streets of North & East in close formation, typically featuring concrete parking pads or one-car garages. Many yards are fenced along the sidewalks, with palms and oaks dotting the neighborhood. The median year homes were built was 1942, and they stay on the market an average of 26 days. Homes have two or three bedrooms and are generally under 2,000 square feet. Homes with 1-2 bedrooms range from $425,000 to $690,000 and homes with three or more bedrooms range from $625,000 to $915,000.

Local and international eateries and a nearby casino
On 23rd Street, Andy’s Donut Shop has been serving pastries since 1954. Casual eateries and retail stores, including a Foodmaxx, are on San Pablo Avenue, a thoroughfare that runs through the neighborhood on the east side. The Macdonald 80 Shopping Center in the southeast is anchored by a Target, with international eateries such as Taqueria La Bamba, Huong Tra Restaurant and Brazilian Restaurant & Coffee House nearby. San Pablo Lytton Casino is just outside of the neighborhood. Open 24 hours, the casino offers fine dining at The Broiler Restaurant, as well as a Grab-N-Go snack bar. Plus, Nation’s Giant Hamburgers & Great Pies is within walking distance of the casino.
North & East shoppers have a variety of grocery options.

Play spots within neighborhood, scenic hikes nearby
North & East has four community parks. The Solano Playlot features a towering playground with tall slides and spring riders. The park also has a separate playground for little kids with a big sandbox and a slide. Wendell Park has green space as well as a playground, sports fields and a basketball court. Burg Park also has ample playground equipment and picnic tables. Nicholl Park is a 21-acre expanse that features various sports facilities including tennis courts and a putting green as well as playgrounds and picnic tables. Just to the northeast of the neighborhood, Wildcat Canyon Regional Park is good for long hikes with views of rolling hills.

Schools provide programming for English learners
Kids can attend J.O. Ford Elementary School for kindergarten through grade 6 and Helms Middle School for grades 7 and 8. Both are graded C-minus on Niche. They can continue at Richmond High School, graded C. Helms Middle and Richmond High offer an “Internationals Academy” in which students who have recently arrived in the United States can achieve academically while studying English.

Transportation options ease travel
Buses stop on Macdonald Avenue, San Pablo Avenue and 23rd Street and connect to various neighborhoods throughout Richmond. There is a BART Station just one mile away for more convenient access. The San Pablo Avenue thoroughfare runs through the neighborhood and meets up with Interstate 80 for travel throughout the region. Oakland is 12 miles south, with the airport another 8 miles beyond. San Francisco is 18 miles away.
North & East occupies the area between the San Francisco Bay and San Pablo Hills.
