“It’s a great, established neighborhood in Richmond,” says Josh Simpson, associate broker at Simpson Realty Group with more than 15 years of experience in Richmond real estate. “It’s very popular, and has mostly older homes, built roughly from the 1920s to the 1940s.” Bellevue’s diverse array of homes ranges from stucco Foursquare and timbered Tudor Revivals to simple shingled cottages and Spanish Colonials. Bellevue’s smaller homes are popular with first-time homebuyers, who must be patient, as homes in this area are slow to turn over and sales are competitive. Residents tend to stick around, add family rooms and finish attics and basements to create more living space. On Bellevue Avenue, Little House Green Grocery is a neighborhood staple with local products and organic produce. “There are monthly food truck nights,” Simpson says. “And they have several community events throughout the year, like Garden Walk and Porchella.” The Bellevue Civic Association also sponsors events like a neighborhood Halloween party and Christmas on MacArthur, which kicks off the holiday season with activities for kids. The newest event, Porchella, features a few dozen local bands playing music on residents’ front porches each spring.Richmond City Schools, Veritas and the New Community School
Bellevue is served by Richmond City Public Schools like Linwood Holton Elementary School, which earns a B on Niche, and Henderson Middle School, which offers Bellevue students 6th through 8th grade classes and earns a C-minus. Henderson’s Black Business Showcase gives students the opportunity to connect with Black business owners from the Richmond area and learn how to become an entrepreneur. John Marshall High School takes students through 12th grade and earns a C. Alongside public school options, two private schools are within walking distance of Bellevue. The back entrance to Bryan Park, a 262-acre Richmond city park, is just across Hermitage Avenue from the Bellevue arch, and is a popular destination for dog walking, bike riding and running. The park is also home to a disc golf course and numerous soccer fields and tennis courts, and each Saturday the park hosts Richmond’s largest farmers market, the RVA Big Market.Access to Richmond public transit and interstate travel
Greater Richmond Transit Company Route 14 serves Bellevue with stops along Hermitage Road and Westbrook Avenue. Bellevue drivers can easily hop on Interstate 95, which runs along the western edge of the neighborhood and connects to Interstate 64. For residents looking to get their steps in, Bellevue streets are lined with sidewalks, making the neighborhood easy to walk.Some flood risks and higher noise levels
Some areas along Princeton Road and Fauquier Avenue are at moderate risk of floods surpassing a foot in the event of severe weather. The outer edges of the neighborhood can also experience higher levels of noise, due mainly to the nearby interstate and busier local roads.
