Historic charm and new urban convenience
Just a 10-minute drive from downtown Richmond, Brookland Park is a charming, historic enclave on the north side of the city. Originally developed in the early 1900s as a streetcar suburb, many of the homes lining these neat, grid-patterned streets are close to celebrating their 100th birthday, if they haven’t already. But the neighborhood doesn’t feel dated. “Up-and-coming is the right word for it,” says Real Broker Realtor Kacie Jenkins, a Richmonder born in Northside. “There’s a lot of character in these homes, which has been maintained even as they’ve been updated. But what’s really cool about this neighborhood is that the restaurant scene is growing. Tons of new restaurants have popped up along East Brookland Park Avenue as the residential section has been revitalized, and it’s brought an even cooler vibe to an already cool part of the city,” she says.
Turn of the 20th century homes
Updated 1920s American Foursquare and Colonial Revival-style homes in Brookland Park can sell for more than $450,000, but prices here start around $300,000. “This whole part of the city is very historic, but there are some new builds and even those are done in the same style, so you’ll see newer houses that look just like the ones that have been here for a hundred years,” says Jenkins. “The three biggest builders that work in and around here either grew up in Richmond or live in the area now, so they’re very much interested in maintaining the character of the neighborhood,” she says.

Richmond Public Schools
Neighborhood kids are served by schools in the Richmond Public Schools system. Many go to Mary Scott Preschool and Barack Obama Elementary between preschool and fifth grade, Henderson Middle between sixth and eighth grade and John Marshall High School between ninth and 12th. The elementary and middle school both earned C-minus grades from Niche in 2023. That same year, John Marshall High earned a C. The high school, which is known today as “the joy and pride of Northside,” has served young scholars in Richmond since 1909.
Close to northside community parks
Battery Park sits between Hawthorne and Montrose Avenues within a mile and a half of most homes. The park offers everything from basketball courts and horseshoe pits to two classic playgrounds. There’s even a community center with a computer lab and a swimming pool. But the park is best known for its tennis courts. They’re the very same courts on which Arthur Ashe, a famous Richmond tennis player known for being the only Black man ever to win singles titles at Wimbledon, the US Open and the Australian Open, played as a kid. In 2017, the city added a colorful mural to the park in Ashe’s memory. Off East Brookland Park Boulevard, less than a mile southeast of most homes, Hotchkiss Park offers even more opportunities for indoor and outdoor recreation. The Hotchkiss Field Community Center has program rooms and a computer lab, as well as a gymnasium. Around the center, there are also baseball fields, basketball and tennis courts, a swimming pool and a neighborhood playground.

Local eateries, nearby shopping
Brookland Park Boulevard, a main thoroughfare that runs from west to east along the neighborhood’s southern edge, is lined with tons of dining and entertainment options. Among them are Fuzzy Cactus, a “rock ‘n’ roll bar” with a hipster vibe; Harlym Blue’Z, a restaurant and nightclub; and The Smoky Mug, which serves a combination of craft coffee, authentic barbecue and Tex-Mex dishes. “These places have popped up just recently,” says Jenkins. “The influx of restaurants along Brookland Park Boulevard has followed the influx of revitalization in the residential section, which has been a really cool transformation to watch,” she says. For groceries, locals can head to the Food Lion less than 10 minutes away, off Mechanicsville Turnpike.

Heading here and there
Richmond’s Main Street Station, a working Amtrak train station, is less than a 15-minute drive south to Shockoe Bottom. The Richmond International Airport is not much farther. Via Interstate-64, the 11-mile drive takes about 20 minutes, depending on traffic. Getting around locally is easy even without a car, with stops on the Greater Richmond Transit Company’s bus line close at hand along Brookland Park Avenue. And sidewalks throughout Brookland Park make the neighborhood itself easily accessible by foot.

I enjoy being able to walk to local stores and purchase a variety of things. I can also take my children to the local community center to swim or play on the playground. There is a fire station that runs consistently through the neighborhood, so the noise pollution is often loud. The trash on the streets is also sometimes a bit much to handle as well. However, my neighbors are wonderful and there's been little to no crime recently. It truly feels like it is becoming a family focused community.
