On a stroll through the neighborhood, you’ll find a wide array of gorgeous homes in varying architectural styles. Dominating the area are Cape Cods with broad, rectangular profiles and central chimneys and Colonial Revival-style homes with formal, symmetrical exteriors and side-gabled roofs. English Tudors are also prevalent, donning steeply pitched gable roofs and embellished doorways. You’ll even spot a few unique Mediterranean Revival homes with low-pitched tile roofs and stucco exteriors. These homes are nestled beside each other on lots with manicured front lawns and spacious, fenced-in backyards. The median sales price for a property in Colonial Place is $591,500. According to Conrad, inventory is extremely low, and demand is so high that most homes sell within a matter of days.

Kids in Colonial Place can attend Mary Munford Elementary School, Albert Hill Middle School and Thomas Jefferson High School, which all belong to the Richmond Public Schools district. On GreatSchools, Mary Munford Elementary receives a 9 out of 10 rating on test scores, reflecting academic progress far above the state average. Kids at Mary Munford can also participate in an impressive array of courses such as Spanish language, dance, drama and ceramics.

Adjacent to the elementary school you’ll find Mary Munford Playground, a sprawling, well-maintained park with large wooden play structures, swing sets, soccer fields and basketball and tennis courts. This park is open to the public when school is not in session. Pack lunch and enjoy a picnic at one of the shaded tables.

At dinnertime, head to Lafayette Street to enjoy one of Richmond’s most beloved restaurants, Stella’s. Serving rustic and modern Greek cuisine since 1983, these coveted tables fill up quickly so it’s best to make a reservation in advance. Share a flaming plate of saganaki — kefalograviera cheese served with grilled pita — before savoring rich dishes like pastichio, comprised of fat noodles and spiced ground beef baked with bechamel. If the reservation book is full, don’t worry — in 2017, sister market Stella’s Grocery opened right across the street, with an espresso bar and shelves stocked with grab-and-go Greek meals and gourmet snacks.

For groceries, head to Kroger on Willow Lawn Drive. This area is also home to a bustling shopping center, The Shops At Willow Lawn, with a collection of more than 30 popular retailers including Dick’s Sporting Goods, Old Navy, Ross Dress for Less and Victoria’s Secret. You’ll also find familiar fast-casual restaurants like Panera Bread, Chopt and Cava.

Arrive to the heart of downtown Richmond in no time with a two-mile drive down Grove Avenue. Beautiful, walkable and central to everything Richmond has to offer, Colonial Place is hard to beat.
