A relaxed suburb in Henrico County

Located 8 miles northwest of Downtown Richmond, Dumbarton is a Henrico County suburb that offers modern conveniences in a laidback atmosphere. “It’s a great area that’s very convenient to shopping areas, restaurants and the interstate,” says Iris Hernandez, a Realtor with United Real Estate Richmond who has lived in Richmond for 13 years. Dumbarton is a primary residential enclave, but major shopping centers and parks are about 10 minutes away, and public transportation options connect residents with all of RVA.

Contemporary townhouses and brick ranches

The neighborhood is made up of shaded residential streets framed by loblolly pines. “Houses sell very quickly in Dumbarton,” Hernandez says. “I’d say if you put a house on the market on Thursday, it’ll be gone by Saturday or Sunday.” Additionally, many residents rent an apartment at one of the neighborhood’s many complexes, and some older residents live in a retirement community. Dumbarton hosts a mix of older homes and newly built properties, with housing stock ranging from mid-20th century ranches and split levels to contemporary townhouses and New Traditional single-family homes. Smaller condos and ranches can cost around $150,000, but most properties are priced between $250,000 and $400,000.

Spanish immersion classes at J. R. Tucker High

Children may begin at Charles M. Johnson Elementary School and continue learning at Brookland Middle. Both schools have C ratings from Niche. Older students can attend J. R. Tucker High, which has a B-plus rating. High school students can achieve a high level of Spanish proficiency through immersion classes with the school’s Center for Spanish Language and Global Citizenship program.

Jog or play disc golf at Bryan Park

There aren’t large public parks directly in the neighborhood, but residents can sit on wooden picnic tables and watch their kids play on the small playground at Bethlehem Park. For outdoor recreation, Bryan Park is a 3-mile drive southeast; locals can jog, walk or bike on the paved paths that wind through the 100-acre park or play pickleball or disc golf.

Saturday mornings call for brunch at Eat 33

Residents can start their day on a comforting note with brunch from Eat 33, a cozy diner serving American breakfast classics like biscuits and gravy. For dinner, they can head to Pho 79 for large bowls of authentic Vietnamese soup or order Indian fare from White Tiger Indian Restaurant and Bar. There aren’t many retailers in Dumbarton, but the neighborhood is conveniently located near major shopping centers — residents can drive 3 miles south to get to The Shops at Willow Lawn. The large shopping center houses chain restaurants, retailers like Old Navy and Michaels, day spas and a Kroger. Big box stores like Walmart and Target are also close by, and locals can shop for groceries at Lidl or Arco Iris Latino Market, making errands convenient for residents.

Catch the GRTC or merge onto I-64

Residents can catch a bus operated by the Greater Richmond Transit Company or GRTC on West Broad Street or on Staples Mill Road. They can also head to the Staples Mill Road Amtrak Station and board the Northeast Regional rail line to travel toward Downtown Richmond. However, the area is still car-dependent; residents can merge onto Interstate 64 at Dumbarton’s southern edge, which takes them 8 miles southeast to Downtown Richmond. Or they can link with Interstate 95 to travel throughout the greater Richmond area.

Shop at the RVA Big Market

On Saturday mornings, Bryan Park draws large crowds for the weekly RVA Big Market, Richmond's biggest year-round outdoor market. Residents can support local vendors as they shop for plants, produce or handcrafted items. The park is also a venue for community walks and charity events. The neighborhood can join the larger Richmond community for bigger events downtown, like the Friday Cheers concert series on Brown’s Island.
