Located in Richmond’s Northside, Gilpin is a small neighborhood going through big changes. Home to Richmond’s largest public housing complex, Gilpin Court, this part of town is currently slated for a large redevelopment project. The large-scale, federally funded project will introduce mixed-use, mixed-income residences, renovations to current buildings and updates to public spaces in the neighborhood.
Gilpin has grid-style streets with sidewalks and ample space for street parking, which is most common in this neighborhood. The area is dominated by the 781 public housing units of Gilpin Court, contained in 98 brick buildings spread across 38 acres that house roughly 9,000 residents. You will also see a pair of 11-story apartment buildings for seniors, Frederick A. Fay Towers. Currently, the ownership market is sparse in Gilpin, but increasingly, investment opportunities are coming up for sale. A 1,100-square-foot single-family home in original condition costs around $240,000, while a brick, multifamily building in original condition costs roughly $300,000.
Students in Gilpin attend George W. Carver Elementary School, Albert Hill Middle School and Thomas Jefferson High School, which all belong to the Richmond Public Schools district. Thomas Jefferson High School, home of the Vikings, offers students the opportunity to enroll in the two-year Early College Academy (ECA) program, where students take some of their classes at J. Sargeant Reynolds Community College and receive college credit while still in high school.
Residents of Gilpin can enjoy the outdoors at Abner Clay Park, located on Brook Road in neighboring Jackson Ward. Recently renovated, this community park features a large, colorful playground, covered pavilions and paved walking paths. The park’s large, open green space is commonly utilized for community festivals and events, such as the Soul Vegan Block Party and Elegba Folklore Festival. In May 2023, Abner Clay Park hosted its first Big Tent concert series in collaboration with the Richmond Symphony. Complete with a large pop-up stage, this event featuring music of noted black composers was free and open to the public.
When hungry, head to Restaurant Adarra on North 1st Street for mouthwatering Basque-inspired cuisine. This striking spot serves dishes you won’t find anywhere else in the city, such as Pintxos Gildas -— a Spanish of skewer pickled pepper, white anchovy and one briny green olive paired with a one-ounce glass of Amontillado sherry. For something sweet, head to Sugar & Salt Bakery on North 2nd Street, where you’ll find cases of freshly baked pastries and tarts.
Pick up groceries at Kroger on Lombardy Street, and get your shopping done at the shops along West Broad Street. For quick snacks and beverages, walk over to one of the neighborhood markets, such as Tiger Market. Bordered by Interstates 64 and 95, from Gilpin you have a quick and easy route to the greater Richmond area and beyond.
