An original Richmond suburb, updated
Ginter Park was developed in the late 1890s as one of Richmond’s first streetcar suburbs, its design based on plans created by famous Richmonder Lewis Ginter, founder of the American Tobacco Company. It joined the National Register of Historic Places nearly a century after its inception. Today, Ginter Park is a vibrant northside enclave that has kept its early 20th-century suburban aesthetic. “Even though the homes have, for the most part, all been updated, their original character, everything that makes them unique is the same,” says eXp Realty Realtor Danae Dobler, who has been working with clients locally for nearly 10 years. “And since the housing was all revitalized, a lot of businesses have come to the neighborhood, too,” she says, adding that new eateries and local boutiques are popping up along Brook Road, in particular. Dobler: “It’s a super nice neighborhood, with parks everywhere. It’s like Church Hill, where it’s just fun to walk around and look at the architecture, even if you don’t live here.”
Early 20th century homes
Homes here range from early 1900s American Foursquare and Colonial Revival-style homes to 1930s Craftsman-style bungalows. There are even some Italian Renaissance and Spanish Colonial-style homes scattered throughout the neat, grid-patterned streets, too. Many of Ginter Park’s original homes feature spacious lots, unbroken by garages or driveways. “It’s a very dog-friendly neighborhood,” says Dobler. “There are big back yards and almost all of them have privacy fences, and there are always people out walking their dogs,” she says. The broad front lawns here are well-maintained, edged neatly along the sidewalks lining the quiet streets. Homes here sell for between $300,000 and $675,000. “It definitely depends on how updated the house is,” says Dobler, adding that she predicts homes in northside neighborhoods to near the million-dollar mark soon, as values continue to increase.

Richmond Public Schools
Neighborhood kids are served by schools in the Richmond Public Schools system. Many go to Linwood Holton Elementary between preschool and fifth grade, Henderson Middle between sixth and eighth grade and John Marshall High School between ninth and 12th. The elementary earned a B and the middle school earned a C-minus from Niche in 2023. That same year, John Marshall High earned a C. The high school, which is known today as “the joy and pride of Northside,” has served young scholars in Richmond since 1909.
Surrounded by community parks
Ginter Park is in close proximity to several community green spaces and playgrounds. Pollard and North Central Parks offer well-maintained green spaces lined with trees and benches for locals to casually enjoy fresh air and sunshine. The Providence Park Playground, off East Ladies Mile Road within a mile and a half of most homes, features a shady playground and a basketball court. The Lewis Ginter Recreation Association, known locally as “Ginter Park Pool,” sits on the corner of Walton and Hawthorne Avenues, close to the heart of the neighborhood. The neighborhood pool is home to the Ginter Park Dolphins summer league swim team and hosts events throughout the year. Santa visits in December for the pool’s annual Ginter Wonderland event. Around Halloween, kids can trick-or-treat for goodies at the annual Monster Mash trunk-or-treat event.
Polland Park is within walking distance of most Ginter Park residents.

Convenient errand runs at the Brookhill Azalea Shopping Center
For groceries and other everyday essentials, locals can head to the Brookhill Azalea Shopping Center, at the corner of Chamberlayne and Azalea Avenues. The shopping center has everything from Food Lion and Walmart Neighborhood Market to Dollar Tree and fast-food joints like Taco Bell and KFC. “There are lots of more local places to eat on Brook Road,” says Dobler, adding that the main thoroughfare, which parallels Chamberlayne Avenue on the neighborhood’s west side, has seen an influx of restaurants and boutiques in recent years. Northside Grille, at the corner of Brook and Bellevue Avenue, serves classic diner-style American fare. Next door, there’s Nicola Flora, a boutique with everything from floral arrangements to house plants, candles and home décor. Farther down the colorful row of shops, Little House Green Grocery offers locally sourced, seasonal foods, beverages and baked goods.

Getting around Richmond
Chamberlayne Avenue is a main north-south thoroughfare that runs through Ginter Park’s west side, connecting locals to the wider Richmond metro. The Children’s Hospital of Richmond is just a mile and a half west across Chamberlayne. Interstates 95 and 64 are both close by, too, less than a mile and a half west of most homes. Getting around the city is easy even without a car, with stops along the Greater Richmond Transit Company’s bus line stationed at intervals along Chamberlayne and Laburnum Avenues, many within just half a mile of most homes. For those needing to venture farther afield, the Richmond International Airport is just over 10 miles southeast down I-64. The drive takes about 20 minutes depending on traffic.
