Suburban community surrounding medical center
Located four miles south of the James River in Richmond, Virginia, the McGuire neighborhood offers residential charm in a convenient location along Hull Street Road. At the heart of McGuire is the Richmond VA Medical Center, formerly known as the Hunter Holmes McGuire Veterans Affairs Medical Center until it underwent an official name change in January 2023. The hospital, built in 1943 and now spanning 1.2 million square feet, serves thousands of United States veterans annually. Suburban homes around the VA center are minutes away from schools and Downtown Richmond.

Streets are wide enough to allow locals to easily bike or job around, but most get to local spots and employers by car. The Richmond V.A. Medical Center is a mile southeast of Hull Street Road. Locals have an easy four-mile drive down Hull Street Road and across the Lee Bridge into downtown Richmond.

Mature home lots and quality homes
Residential homes surround the medical center in a suburban layout with curving streets and quiet cul-de-sacs. Mature oaks and maples stand tall in many front yards, creating leafy canopies that shade the roads during the spring and summer. Locals walking down the streets of McGuire will see a variety of architectural styles. Brick and vinyl Cape Cod homes with steeply pitched roofs and gable dormer windows are typical. There are also several split-level homes with a combination of brick and vinyl siding and single-story bungalows with sloped roofs and deep, inviting front porches. The area also has new and ongoing developments in new contemporary-style single-family houses. Many properties have long side yard driveways leading to a detached garage in the back, providing plenty of space for multiple cars. “You can get a nice backyard and good square footage for a more affordable price than other parts of Richmond,” says Eshak Abdelmalak, a local Realtor at Virginia Capital Realty with over 10 years of experience. Due to the comparably affordable price point, these properties are in high demand. However, according to Abdelmalak, this neighborhood tends to have a slightly higher inventory than many surrounding areas. On average, houses in McGuire range in price from $200,000 for a split-level home, while renovated homes and new construction can cost between $300,000 to $450,000. McGuire has a CAP Index score of six out of ten, slightly higher than the national average. The community is addressing it through the introduction of more robust communal spaces and initiatives in schools and parks.
