A historic space that became a hip district
Formerly one of Richmond's oldest industrial districts, Scott's Addition has come into the 21st century with a new identity as a popular residential neighborhood known for its vibrant and trendy scene. "Scott's Addition has tons of breweries, cideries and local restaurants. It's a young professional scene that's very walkable. I would also call it the nightlife scene of the city," says Hannah Pannell, a Richmond local and Realtor with Keeton & Co Real Estate.
Scott's Addition began as a residential subdivision in 1890 before becoming a commercial and warehouse district. After a city zoning ordinance in 1927, the area became more attractive to businesses, leading to an increase in industrial buildings. Today, the community contains a mix of apartments, condos, businesses and two houses of worship, The Chapel and Church On Boulevard.
A vibrant collection of bars, shops and dining
Scott's Addition is home to over a dozen breweries and distilleries within walking distance of residences. Popular spots include Ardent Craft Ales, Blue Bee Cider and Bingo Beer Co. Black Heath, Richmond's first urban meadery, boasts a selection of award-winning beverages. When looking for a place to eat, restaurants in Scott's Addition have several options, from Southern barbeque to Mediterranean and Asian Fusion. When dining at the Fat Dragon, taste modern takes on classic Cantonese or multi-cultural Chinese cuisine. Those looking for sushi often choose Lucky AF: Asian Fusion & Sushi, which offers traditional and specialty rolls.
"I would recommend Brambly Park! It's this small green space in the middle of the city that's also a winery," Pannell says. The establishment is a hotspot for brunch with friends on the weekend or enjoying live music in an outdoor, dog-friendly environment. Nearby is the city's first dog park bar, Ruff Canine Club. Antique shops, boutiques and tattoo parlors are scattered throughout Scott's Addition. Convenience stores, like Scott's Provisions Market, are open late. Along Broad Street are national supermarkets for grocery shopping.
Residents choose from apartments, condos and rowhomes
The neighborhood mostly consists of apartment buildings. However, row homes and condominiums often leave the market around 16 days, compared to the national average of 42. "There's a higher price point in Scott's Addition than the rest of the city. Anything larger than a one-bedroom condo can list over $400,000," Pannell says. Multi-story housing developments are being built in the area to meet the growing demands. Some newer constructions include a condo community inside Madson Yards. Most homes tend to fall between $425,000 to $600,000.
Other chances to get outside in Scott's Addition
While green space is limited, Scott's Addition residents can visit Rosemoore Pocket Park on the corner of West Moore Street and Roseneath Road. In the nearby Diamond Park, baseball enthusiasts can watch a game played by the MLB team Double-A Richmond Flying Squirrels or the Virginia Commonwealth University's Rams. The city is planning to construct a new stadium in the future.
Yearly and weekly events in Scott's Addition
With a city-central location and easy access to transit, Scott's Addition is the destination for various annual and semi-regular Richmond events. Shamrock The Block comes to the intersection of Broad and Leigh Streets every March, and festivalgoers can enjoy food, music and beer. Many of the neighborhood's breweries hold free weekly trivia nights. During the fall, locals compete in the annual Scott's Addition Pumpkin Festival costume contest while food vendors line the area and live music plays.
Learning nearby with the Richmond Public School system
The Richmond Public School system implements an open enrollment policy for students. Nearby schools include George Washington Carver Elementary which has a C-minus grade from Niche. Albert Hill Middle and Thomas Jefferson High both receive B grades from Niche. There are also a number of private and faith-based schools in surrounding neighborhoods.
Transportation
Parking can be a challenge in the neighborhood. Although Scott's Addition is considered walkable to the local bars and cafes, other sections are known not to have sidewalks. Commuters get in and out of the community along Interstates 95, 64 and local thoroughfares. There are also GRTC bus routes available.
Crime
The neighborhood has a CAP Index crime score of 9, compared to the national average of 4. The crime score is driven by a higher-than-average score for property crimes. The City of Richmond made infrastructure improvements in Scott's Addition in 2023. This included additional streetlights and curb extensions to improve safety and accommodate growth. The area is slated for more improvements in the coming years.
