Accessibly-priced homes near downtown Richmond

With a pocket of small homes, Swansboro West may serve as a more accessible area of Richmond. “There are many smaller homes, so it’s a popular area for first-time homebuyers and retirees looking to downsize,” says Ronnie Burnett, Realtor at ERA Woody Hogg and Associates. Situated south of the James River, this residential neighborhood offers walkability to shopping and restaurants, major bus lines and local public schools. Local organizations support community members through free grocery distribution and family-friendly programs like kid's storytime. Bordered by major highways and just over 3 miles from downtown, it's central to Richmond's history, culture and nightlife.

Cape Cods and Craftsmans in Swansboro West

On 36th Street, tidy rows of brick Cape Cods evoke a "Monopoly house" shape with a rectangular makeup and pitched roof. One block over, 35th Street has compact ranch-style homes with low-slung frames and large front windows. Thirty-Fourth Street is dominated by Craftsman-style bungalows with unenclosed eave overhangs and wide front porches. Paved sidewalks line these residential roads and connect to short, private paths leading right to the front door. Properties in Swansboro West typically range in cost from $100,000 to $350,000. “Houses sell within a week,” Burnett says. “I’ve got another house coming to the market soon, and my door has already been beaten down by people wanting to buy it.”

Fonticello Food Forest offers food assistance

Locals can walk or ride bikes to Carter Jones Park, an 11-acre green space. The park has recently undergone improvements, unveiling a new playground in 2023. More improvements are underway. Daring Swansboro West residents can rollerblade down the skatepark ramps.
