“A big draw to Westover is its affordability, while still being close to the city,” says Andrea Greenwood, Realtor at River Fox Realty with more than twenty years of experience in Richmond real estate. “People also like this neighborhood because it’s convenient. It's an area that you can bike or walk from to get to things.” Located south of the James River just outside Richmond, Westover is a quiet neighborhood with just under 4,000 residents. The neighborhood is just about 5 miles from downtown Richmond, is flanked by two major highways and hosts a collection of locally owned shops and restaurants, giving residents plenty to rejoice.

Homes selling fast

The streets of Westover are predominantly lined with single-story homes situated on modest lots with tidy front lawns. Brick-and-siding ranch homes are the most common style, but the neighborhood also hosts a fair number of Cape Cods and colonials. Most houses have two to three bedrooms and average roughly 900 square feet. “Houses get multiple offers and go very quickly,” says Greenwood. Inventory is low across the greater Richmond area, but Westover has exceptional demand due to the lower cost of houses compared to many nearby neighborhoods. The median cost of a home in Westover is $225,000, but prices can range from $142,000 for a two-bedroom cottage with almost 700 square feet to $385,000 for a four-bedroom craftsman ranch-style home with 1,700 square feet.

Just outside Westover on Forest Hill Avenue, Riverside Tavern offers classic American fare like the Riverside Burger, made with local beef from Seven Hills. Stella’s Market has a range of Greek-inspired prepared foods, as well as beer, wine and a curated selection of pantry items. Richmond festivals and community celebrations close to home

Richmond is home to popular outdoor events like the Richmond Folk Festival and the Irish Festival, but Westover Hills residents don’t have to travel far for smaller community events. In 2021, the five-acre Sankofa Community Orchard opened in the neighborhood. Dedicated to food justice and climate resiliency, this community garden has over 80 fruit trees and holds regular workshops and volunteer days open to the community. Major highways in Westover’s backyard

The Greater Richmond Transit Company serves bus stops along Jahnke Road with route 2B, which runs between Centura College on Midlothian Turnpike and Maggie Walker in Richmond’s Northside. Sidewalks are rare in Westover, but the streets are mostly wide enough to walk safely. With Chippenham Parkway and Powhite Parkway less than 3 miles away and Midlothian Turnpike at the neighborhood's southern edge, Westover drivers have plenty of access to the greater Richmond area and interstate travel beyond.
