The border between Richmond and Henrico
The Willow Lawn neighborhood, named for Richmond’s first shopping center, evolves with the trends of the times. Opened in 1956, the mall had expansive parking lots and department stores that defined American car culture. In the 1980s, things moved inside. Teenagers drank sodas and spent their days popping into stores with $10 bills in their pockets. Now, the shopping center has adapted to the 2020s call for pedestrian-centered spaces, with green areas, benches, small play places and increased walkability. The border between Richmond City and Henrico County, the neighborhood offers residents urban amenities in a county school district. “People living over there want the city feel,” says Brinkley Taliaferro, Realtor with Shaheen Ruth Martin & Fonville and Richmond native. “They like the charm and older houses. They don’t need bigger lots – they want walkability and proximity to things to do, like shopping or going out to eat.”
Willow Lawn and Libbie Mill
The Willow Lawn shopping center is a one-stop shop. “They’re frequently adding new stores and renovating,” Taliaferro says. “There’s been a big improvement over the past 5 years or so. It’s a really convenient place to get all your shopping done.” Some retail options include J. Crew Factory, Dick’s Sporting Goods and Old Navy, while Kroger is where locals grocery shop. Willow Lawn is a popular destination during lunch hour, with fast-casual options like CAVA, Chopt and Chick-fil-A. Nearby Libbie Mill takes modern mixed-use units one step further, combining living, working and shopping. Still under construction, the area has a library overlooking a lake, a walking trail that loops through the community, trendy restaurants, salons and group exercise facilities.
Single-family homes and modern townhomes
Homes in Willow Lawn sit on neat, square lots with skinny concrete sidewalks and cars parked on the curb. Many have gravel alleyways and small backyards enclosed by fences behind them. Potential homebuyers can find a four-bedroom Cape Cod, Colonial Revival or ranch-style properties in the $500,00 to $700,000 range. These homes are older – built between 1920 and 1980 – and updated with modern interiors. Original stone fireplaces sit alongside modern kitchens. Homes that have been entirely gutted or new builds run between $900,000 and the low millions. As Willow Lawn adapts to modern lifestyles, so does its housing. Contemporary condos and townhomes are popping up near the Willow Lawn and Libbie Mill shopping centers, providing residents with walkability to everything they need. Condos typically run in the $300,000 range, while upscale townhomes cost about $500,000.
Henrico County Public Schools
Students are zoned for Henrico County Public Schools. They can attend Crestview Elementary School, which gets a C from Niche, before Tuckahoe Middle School, which gets a B-plus. They can finish their public education at Douglas S. Freeman High School, which earns an A-minus and has the Center for Leadership, Government and Global Economics.
Weekends in Willow Lawn
Willow Lawn is surrounded by amenities that keep residents busy. Bryan Park is just north of the neighborhood and spans over 200 acres, with two ponds stocked for fishing. “Bryan Park is great,” Taliaferro says. “They have farmers markets on Saturdays, soccer tournaments, bird watching groups. There’s also a big disc golf community there, which I don’t think you can find many other places in Richmond.” Locals love the neighborhood’s proximity to The University of Richmond, where families cheer on The Spiders from stands and bleachers, pet parents walk their dogs through the scenic campus and some residents give lectures to bright-eyed students. Twenty- and thirty- somethings hit nearby breweries like Strangeways, The Veil and Brambly Park on warm weekends, while friends head to Topgolf and practice their swings.
Getting around Willow Lawn
Willow Lawn has easy access to Broad Street, Staples Mill Road and Monument Avenue, three major thoroughfares that lead throughout the city of Richmond and Henrico County. Locals can hop on U.S. Interstate 64 to reach the West End, while U.S. interstates 95 and 195 lead further into the city. The GRTC Pulse express bus has a western terminus near West Broad Street and Willow Lawn Drive. Its 8-mile loop travels from Downtown to Willow Lawn.
