A quiet Hull Street Road neighborhood south of Richmond
Situated five miles southwest of Richmond, Woodhaven is a compact residential neighborhood offering laidback living and quick access to city events, parks and restaurants. Running along the neighborhood’s southeast edge, Hull Street Road gives residents a direct route into the city. Less than a mile down Hull Street, Southside Plaza holds a handful of stores for residents to peruse without traveling far from home. Building on the amenities already offered in the neighborhood, the city of Richmond recently identified Woodhaven and the surrounding area as an opportunity for growth, giving residents much to anticipate.
Greater Richmond Transit
The Greater Richmond Transit Company serves Woodhaven with Route 1B, which has bus stops along Warwick and takes riders as far as 8th Street in Richmond. Hull Street Road and Midlothian Turnpike can be reached easily from Woodhaven, connecting residents to Chippenham Parkway. Taking Belt Boulevard to Bells Road puts Interstate 95 just 13 miles from the neighborhood. Chippenham Parkway also connects drivers to the Pocahontas Parkway, which makes the Richmond International Airport a 16-mile drive from Woodhaven.
Shops at Southside Plaza
Less than two miles away, Food Lion on Hull Street Road is the local stop for groceries. For more shopping and dining, residents can head west to Southside Plaza off Hull Street Road, which holds shops like Shoe City and Rainbow Shops. For a bite to eat, Queen’s Jamaican restaurant serves up dishes like tender curry goat with rice and peas. For crispy shrimp egg rolls and rich lo mein dishes, there’s Cheung Wah Chinese Restaurant in Southside Plaza. For a mall experience, Midlothian Turnpike puts the 120 shops and restaurants of Chesterfield Town Center little more than seven miles from Woodhaven.
Broadrock Sports Complex and the Best Life Ever Skatepark
A 3-mile drive northeast of Woodhaven takes residents to Belle Isle, an island park on the James River with verdant walking trails and large, flat boulders perfect for lounging in the sun. In the summer, Belle Isle is a popular spot for Richmonders to wade in the rapids or hang out and watch people glide by on kayaks, innertubes and paddleboards. Closer to home, the Broadrock Sports Complex offers residents multiple playgrounds, a small rock climbing wall for kids and basketball courts for pickup games. Just down Warwick, the Best Life Ever Skatepark gives Woodhaven skaters a place to grind.
Ranch homes and Cape Cods
The quiet streets of Woodhaven are wide, well-maintained and characterized by brick ranch-style homes with large front windows and low-pitched roofs. The occasional brick and vinyl Cape Cods with steep gabled roofs and central chimneys add variety to the landscape. Most houses are situated on lots averaging a quarter-acre in size that boast long side yard driveways spacious enough to fit several cars. “It’s still one of the more affordable areas in Richmond to own a house,” says Issac Abdelmalak, a ten-year resident of Richmond and Realtor at Virginia Capital Realty. Properties in Woodhaven range in price from $185,000 for a two-bedroom cottage to $355,000 for a three-bedroom Cape Cod. The median selling price in Woodhaven is $230,500. Due to this area’s comparable affordability, demand is very high for these houses, and inventory is very low. Typically, homes only stay on the market for a few days before selling.
Miles J. Jones and other Richmond Public Schools
As part of the Richmond Public School district, Woodhaven students can attend pre-kindergarten through 5th grade at Miles J. Jones Elementary School, which earns a C-minus on Niche and participates in Richmond’s Lit Limo program. Lucille M. Brown Middle School offers grades 6 through 8 and earns a C-minus. Huguenot High School rounds out the area’s public education offerings and earns a C.
Richmond festivals within reach
With downtown Richmond just five miles away, residents have access to some of the city’s most popular events. Springtime gets Richmonders running with the Ukrop’s Monument Avenue 10k, and the Richmond Folk Festival brings vendors, food trucks and national music acts to Brown’s Island for fall fun.
Plans for the future
As part of the Richmond 300 master plan, Richmond city officials identified Southside Plaza and the surrounding area as a target for major development. The plan aims to build on the city’s diversity, innovation and sustainability by guiding city staff, local businesses and others involved in public development. Parts of the plan include identifying an ideal location for a new park in the area and increasing walkability.
