Convenience and privacy in Central Rio Rancho

The Central Rio Rancho neighborhood offers space to spread out 8 miles north of downtown Rio Rancho and 25 miles from Albuquerque. “These are all new houses and new construction — the oldest are about 10 years old,” says Realtor Toby Rich with Amazing Properties, who has sold in the area since 2015. “Lots of Los Alamos and Santa Fe employees are coming here because it’s more affordable, they can send their kids to good schools, and it’s got close highway access.” The neighborhood also includes key institutions like a Central New Mexico Community College, a large events center and a University of New Mexico hospital. Central Rio Rancho has become a desirable home for those seeking an alternative to big-city life within reach of amenities.

There’s more space for growth and investment in the future, though current housing options include New Traditional homes with Spanish and Pueblo influences. Houses often have stucco facades and tile roofs to combat high heat. Sidewalks line the uniform streets, and garages keep parked cars off the roads. The median price is about $390,000, slightly higher than the median in Albuquerque, which falls around $350,000. Most homes sell between $255,000 to $700,000. The CAP Index Crime Score is 1, significantly lower than the national average of 4.
