Central Valley suburbia close to retail conveniences
Located less than 10 miles from Modesto, the Crossroads neighborhood is in Riverbank, a Central Valley city of about 25,000, about 85 miles south of Sacramento and 94 miles east of San Francisco. Crossroads is a few miles southwest of downtown Riverbank and the Stanislaus River.
Crossroads' slice of suburbia includes comfortable residential streets and a shopping center near homes. "It's unique for this part of California since it has a real small-town feel to it," says Lisa Vandermeer, Realtor with Berkshire Hathaway Drysdale Properties and a longtime resident of the area.
Riverbank Crossroads is a popular shopping center
Residents of Crossroads and nearby towns frequent the Riverbank Crossroads shopping center, which has plenty of big-box retailers and brand-name stores such as Target, Staples, Petco, Burlington and Kohl's. There are numerous fast-casual chain restaurants. Options include L&L Hawaiian Barbecue, Nick the Greek and Ramen 101. Save Mart is a supermarket with a deli and bakery.
Outside of Riverbank Crossroads, there are more places to shop. "One of the big things is they just built a brand-new huge Costco," says Barbara Fox, a Realtor with Others Realty powered by Fathom, who has been in real estate for nearly 20 years. The Costco opened in June of 2024 and is on the other side of Oakdale Road, close to the Crossroads West planned development. It's only the third Costco in Stanislaus County, drawing shoppers from surrounding areas. Nearby, Rodin Farms has a fruit and vegetable stand. The fourth-generation farm is one of many agricultural businesses in the area, which is known for orchards.
Galaxy Theatres Riverbank on Patterson Road shows first-run movies, with an IMAX option for select showings. Special programs include Flashback Cinema for older film favorites, Kids Summerfest and Studio Ghibli Fest.

Crossroads' contemporary homes built starting in the 2000s
In Crossroads, tidy sidewalks and trees accompany well-maintained front yards, some with custom landscaping. Most of the homes were built in the 2000s and 2010s. Options include ranch-style homes and tract-style two-stories, some with Spanish Revival elements and others with traditional contemporary looks. Multicar garages, decks and patios are common; some homes have private backyard pools. Prices range from $425,000 to $750,000.
Many homes will come with Mello-Roos, the local infrastructure bonds tied to properties. Fox said these can add about $150 to $200 to monthly costs. The newer the home, the more likely Mello-Roos will be in effect. "They are for 20 to 25 years or as long as 40, and some have no end date." Within Crossroads, gated communities include The Cottages, which has a homeowners associations with monthly fees in the $100s.
Crossroads Elementary, dual enrollment at Enochs High
Public schools include Crossroads Elementary School and Elizabeth Ustach Middle School, which earn B-plus grades from Niche. James C. Enochs High School receives an A and offers dual enrollment courses in partnership with Modesto Junior College, which has west and east campuses within 10 miles of Crossroads.
Sorensen Park and canal-side trail, Silva Park
Crossroads' community parks have playgrounds and enough space for family gatherings. Sorensen Park, close to the shopping center, has areas for picnics and barbecuing. Sorensen Path is a trail stretching over a mile along a canal from Oakdale Avenue to Roselle Avenue. In the north part of Crossroads, Silva Park has a playground and two basketball half-courts.
The S bus, state Route 108, regional airports
Short streets and cul-de-sacs calm traffic for a safe, walkable environment. The Stanislaus Regional Transit Authority (StanRTA) operates "the S" bus service in Riverbank. Route No. 24 travels between Riverbank and Empire, stopping at Riverbank Crossroads shopping center and Enochs High School.
More extensive travel will require a car, but one advantage of Crossroads' location is easy commutes. "The area is very popular with people working in Modesto," Vandermeer says. State Route 108 runs to the north and west of Crossroads.
Private and charter flights are available from Modesto City-County Airport, about 8 miles away. For regular passenger service, it's about 25 miles to Stockton Metropolitan Airport and 45 miles to Merced Regional Airport.
Riverbank's Founders Day Carnival and more
The city of Riverbank hosts numerous social events, from May's Food Truck Fridays to summer movies in the parks and the Riverbank Downtown Market, a seasonal farmers market held on Tuesday evenings. Annual festivals include the Founders Day Carnival in April, the Cheese and Wine Festival in October and the Dia de los Muertos Celebration in November.
The most well-known area event is the annual American Graffiti Festival, inspired by the 1973 film set in Modesto, the hometown of director George Lucas. The three-day festival, held at Modesto Junior College West Campus, includes a car show and parade, with over 1,000 classic vehicles on display.
